Golf has been one of the hardest things I’ve ever tried to learn, which is funny because I’ve spent most of my life being pretty good at sports.

I’m competitive, I’m athletic, and I’m used to being able to rely on effort, strength, and intensity to figure things out.

Golf does not care about any of that.

It teaches you really quickly that trying harder does not always mean getting better. Sometimes the harder you force it, the worse it gets.

Business has felt the same way at times.

There are seasons where swinging harder is not the answer. You have to slow down, stay patient, trust your process, and keep showing up even when it feels ugly.

Still learning.

Still humbled.

Still having fun with it.

🚨 Homebuyers, listen up. Especially if you’re self-employed or working with an ITIN. Realtors and lenders, you’ll want to see this too.

There’s a little known option out there that changes the game. With just 3.5% down, self-employed borrowers can qualify for FHA financing by using a P&L backed up by bank statements. ITIN and DACA buyers? Same deal, 3.5% down.

Here’s how it works: certain nonprofits and tribal organizations are tapping into FHA programs. Because they’re allowed to apply for FHA-insured financing just like owner occupants, they can set their own guidelines. And yes, it’s still FHA backed.

Now you’re probably asking, “What if the borrower defaults?”
Simple. The nonprofit steps in, covers the payment, and takes over the property. That’s why default rates aren’t an issue.

Want the inside scoop on how to take advantage of this? Talk to your mortgage broker.

Stop chasing the lowest interest rate and start focusing on what actually fits your budget. The right mortgage is about more than the rate, it’s about a monthly payment you can comfortably afford. by @itsivansimental
