Dubai’s market is getting BUSY again👀

Aldar, Emaar and the rest of the big names are coming into the season with serious new inventory

But launch volume isn’t what I’m watching. I’m watching how easily that supply can be replicated

A busy market gives investors more choice, and more choice gives us more room to be selective about where the strongest fundamentals and scarcity actually sit

The UAE Golden Visa sounds attractive, but does every international investor actually need one? Not necessarily.

If you’re purely investing with no intention of spending much time here, the benefit is limited. Your tax position is still largely determined by where you’re tax resident, not simply by holding a UAE visa.

Where it gets interesting is if Dubai becomes part of your lifestyle. Whether that’s relocating permanently or simply escaping European winters for a few months.

For eligible property investors, the Golden Visa can offer:
→ Long term UAE residency
→ No local employer or sponsor required
→ Flexibility to spend time outside the UAE
→ Family sponsorship
→ A long term base in the UAE

So it’s less about “buy property, get a visa” and more about the flexibility it gives you.

Aldar just revealed Marsa Al Saadiyat, a major new waterfront district on the iconic Saadiyat Island.

Nearly 8km of coastline, with:
→ Marina side: waterfront apartments + dining & theatre
→ Villa side: elevated hilltop villas + ultra-prime beachfront mansions

From an investment perspective, I’m interested in this one because of the scale, waterfront scarcity and the fact it’ll be released in phases. As always, getting into the right unit early can be key.

New marina, Central Park, hospitality, retail, cultural attractions + future Etihad Rail connectivity all coming into the wider masterplan.

The first launches are starting with villas.

Brochure VS. Reality

When I sell off-plan, I don’t just want to know what a developer puts in their pretty brochure. I want to see what they actually hand over.

So I visit completed projects and compare the promise to the finished product: quality, finishes and overall feel. The exact chair or chandelier might change, but the standard shouldn’t.

Ellington is one of the developers in Dubai I think does this very well.

And if you’re investing for yield, this matters. You’re buying a home your future tenant needs to actually want to live in.

One of the most important investment decisions you’ll make isn’t just choosing the property. It’s choosing the person advising you 🤝🏼

Winding down on Kite Beach 🚶🏻‍♀️

But it wasn’t the beach that stood out to me. It was the people.

Families, runners, entrepreneurs, friends catching up… so many people from all over the world who have chosen to build a life here.

It made me feel connected to my work in a completely different way. Because my job isn’t only about helping people invest in Dubai, but it’s also about helping them build a life here.

It also reminded me that, as much as I work with numbers, payment plans and investment strategies, every purchase starts with the individual person and their goal. Knowing Dubai beyond the developments helps me understand both.

Everyone writes Dubai off as out of reach. The math disagrees.
Put it next to Amsterdam, London and New York and Dubai is the most affordable seat at the table, around half the price per square foot of Amsterdam and under a third of New York.
