For most of my life I’ve been told I’m “too much”.

Too Bossy 💁🏼‍♀️
Too Sassy 🔥
Too Bold 💋
Too Sexy 💃🏻

I think I was 11 or 12 years old the first time I was told I was “too sexy” …. what?! I didn’t even know how to “be” sexy at that age 🤦🏼‍♀️

So I spent the majority of my teens and twenties focused on ✨”dimming my shine” ✨ because it was just too bright for some… I didn’t understand at the time about insecurities being projected onto others 🙄

However!! As I continue to learn and grow 🌱 I have realized that I AM. I am human… I am bold, beautiful, passionate, kind, intense, full of love and YES I AM SEXY 💥💥💥

I am loving every part of me and embracing all the love and light I have to give 🤍 and this photo shoot, for me, was a representation of all this.

I am so proud I did this for myself and will have these to forever remember the struggles, process and growth of self love and acceptance 🌹 There’s nothing more freeing 🕊️

Kinda chic to be ranked #6 in Pompano Beach. 💅🏼🦩
But here’s the part I’m REALLY proud of…
$16.8 MILLION sold in ONE neighborhood.

And it gets better.

🏡 Represented both the buyer AND seller on 4 of those sales.
🔥 Sold one of those homes TWICE in 2 years & BOTH times at a premium.

That’s not just selling houses.

The truth about the South Florida market that no one is telling you: Waiting on the sideline for interest rates to drop back to 3% is a dangerous luxury. 🐆 While some properties are sitting overpriced for weeks, the genuine, quality stuff priced right (like the one I’m walking through here) is still gone in a weekend.

If you are “wait and see” buying, here is the math you need to know today:

* 1. Pricing Stagnation: Sellers who won’t adjust are seeing their days-on-market soar. But if a seller knows how to price for this current context, their home doesn’t wait for your rate 
* 2. The Competition Risk: Every buyer who tells me they are “waiting for rates to drop” is entering the same inventory trap at the same time. Waiting for a better rate guarantees you enter a high-competition bidding war environment—the rate savings you gain are immediately erased by the competitive premium you have to pay for the house. 
* 3. Building Strategic Equity: You cannot date the rate until you marry the house. A year spent waiting on the sideline for a better rate is a year of South Florida equity you never get back. 
Stop waiting for a market correction that isn’t coming. You need an acquisition plan that understands both market speeds.

40, fine, and forever grateful. 🌴✨

The ultimate girls’ weekend in Jensen Beach was everything I didn’t know I needed—private beach views, face masks, non-stop laughing, staying up way too late talking about everything and nothing, and the most magical beachfront yoga class. 🧘‍♀️🌊

Ending the weekend with a family brunch at Oceanic and sweet time with my kids was the cherry on top. Thank you to everyone who made entering this new decade feel so special.

It’s easy to get swept up in the polished quartz countertops and nice staging right up until you realize you just made an offer on a house with a 19-year-old water heater and a roof that’s holding on by a prayer. 🫠🏠

Look, aesthetic matters. I love a gorgeous home as much as anyone, and yes, that bath hardware is stunning ✨ My job isn’t just to help you find a place you love—it’s to make sure you’re actually making a smart move before you sign on the dotted line. 🧠📋

Slide 4 is usually where people fight me, however the math doesn’t lie. 😅🔨
