By FELICIA! Hahahahaha, @niche_design_co and I are pretty proud of this house. It actually set a new record for square footage price in Prescott and we are looking forward to taking that $$$ over to the new house. Thank you @chadmschreiner for bringing a buyer to us without it even being listed. #nextchapter #gottadobetter #prescottaz #customhome by @james__hardin

Around January/February we had finalized our plans (first rendering), the problem was that I misread the guidelines and our roof pitches were too high. Where we live almost every custom home subdivision has minimum pitch requirements, not maximum, so I just breezed past that section (stupid). We didn't exceed the overall height limit, but they do want high pitched roofs. We have spent the past several months with our Architect ensuring we maintain our interior floor plan, at the same time creating an exterior the HOA will approve and we like. Fingers crossed that this one (second rendering) works with the guidelines! by @james__hardin

Little update on the rental property. Had a delay on gas and electric meters, so not much happened for about a month. Finally got those in and a shit ton of rock, hahahaha. Haven't met a renter yet, that wants to pay to water grass or mow it. @niche_design_co and I got all of the towels bars, TP holders and small things like that done today, still need to finish up the shower door. The backyard gets fenced and the washer dryer delivers the middle of next month, then ready to rent! taken in Prescott Valley, Arizona by @james__hardin

A couple of weeks ago, our neighbor had a bear wandering around his patio. Since then we haven't seen our kitty cats, we thought maybe the bear made them look for another place to hang out. Turns out they were busy having a baby, the whole family is back and running around the backyard! #prescottaz #bobcats @capitalcanyonclub by @james__hardin

2 sand saves today with my new @taylormadegolf Americana MG5 wedges! Absolutely love them, well right after I decided to actually hit them into the sand/grass. Super cool and not keeping them wrapped up to sell later. #america250 #taylormade #prescottaz @capitalcanyonclub by @james__hardin
