$200 to park in Carmel during Car Week… sounds crazy, right?

But this isn’t really about parking.

It’s about who shows up.

When you introduce friction, casual foot traffic drops… and higher-end buyers don’t blink.

That changes everything for the businesses on Ocean Ave.

Some will benefit. Others won’t.

The real question:
Is your tenant built for volume… or for quality?

The vote’s in May. This one matters more than it looks.

Follow for real estate signals most people miss.

Most people see an old fast-food building.
Experienced operators see something very different.

āœ” Legal drive-thru
āœ” Signalized corner
āœ” 25,000+ cars per day
āœ” High-barrier corridor where new drive-thrus rarely get approved

That combination is getting harder to replace every year—especially in California.

This site works for:
• Owner-users
• Franchisees
• Investors who understand replacement cost

Available for sale or for lease in Watsonville.

About 100 new hotel rooms just got one step closer to the Monterey Peninsula.

The Coastal Commission approved the proposed Collections Resort in Sand City — roughly 100 rooms, restaurant, spa and about 25 tent cabins.

If I owned a hotel nearby, I wouldn’t overreact to the approval.

I’d watch for construction.

Entitlements tell you what might happen. Shovels in the ground tell you when it’s time to start adjusting your strategy.

For Peninsula hospitality owners, that could eventually mean decisions around renovations, positioning, rates and even when to sell.

Worth watching. Not worth overreacting to — yet.

Pebble Beach has a property-rights fight worth watching.

Monterey County is approving short-term rental permits. Pebble Beach Company controls the private roads and says its CC&Rs prohibit the use.

So what happens when the County says yes…but the private covenant says no?

One Sunset Lane property is already being marketed for more than $1,300/night, and the first permit appeal is scheduled to return to the Board of Supervisors today.

The bigger lesson has nothing to do with vacation rentals.

If you own property governed by CC&Rs, an HOA or private roads, zoning and permits may only be part of the answer.

A government approval does not automatically erase private restrictions on the property.

This one is worth watching.

19 buildings in downtown Monterey were potentially facing a very different future.

Now we have the strongest signal yet that they’re staying together.

Soka University has signed an agreement to acquire the entire MIIS campus from Middlebury, with a closing targeted for September.

For downtown property owners, the important part isn’t just the university transaction.

It’s supply.

One scenario owners had to consider was 19 buildings eventually being sold or repositioned individually, potentially adding significant inventory to downtown Monterey.

That scenario now looks considerably less likely.

This doesn’t mean property values suddenly change. And the transaction still needs to close.

But if you own near the MIIS campus and have been underwriting around a potential supply shock, it may be worth revisiting that assumption.

Next signal I’m watching: confirmation of the September closing.

The scam email may know your address, permit number and actual project details.

That’s what makes this one dangerous.

The City of Monterey is warning people with active permit applications about fraudulent payment requests designed to look legitimate.

Before sending money, check the sender. Legitimate City payment requests should come from @monterey.org or @monterey.gov.

If anything feels off, contact the City directly instead of replying to the email.

Send this to someone building or pulling permits in Monterey right now.

Carmel is starting to ask a different question about tourism.

Not just: How do we attract visitors?

But: How do we manage them once they’re here?

More than 150 residents recently attended a town hall around Carmel’s new Experience Management Plan, which is looking at congestion, parking, visitor flow and the balance between day-trip and overnight visitors.

Nothing has changed yet. No new parking restrictions, visitor caps or access policies have been adopted.

But for Carmel commercial-property owners, this is worth watching.

Change how people move through the village and, over time, you can change foot traffic, tenant performance and potentially the value of individual locations.

The next thing I’m watching: the resident survey and October town hall.

The Peninsula’s water restrictions didn’t change. The timeline did.

The State Water Board pushed the Cal Am Condition 2 hearing schedule further into the year, with rebuttal now due Sept. 18 and closing briefs Nov. 10.

Why does that matter?

Because if the value of a property depends on a future restaurant, redevelopment, expansion or other use requiring more water, that uncertainty now lasts longer.

This isn’t evidence Cal Am will win or lose.

It’s a reminder not to underwrite a real estate deal around water relief that hasn’t happened yet.

Monterey County may become a significant real estate buyer and the interesting part is that we may be seeing the requirement before the formal property search even exists.

The County’s Facilities Master Plan is evaluating a potential North County campus and a possible South Salinas relocation for Laurel Yard.

Most people will pay attention when an RFP hits the market.

The opportunity is figuring out what properties could solve the County’s problem before that happens.

That’s where local market intelligence starts becoming valuable.

A bad water test can turn a valuable piece of land into something you seemingly can’t build on.

Monterey County may be creating another option.

The Board of Supervisors is considering allowing certain water treatment systems to satisfy drinking-water requirements for new construction on vacant lots and ADUs where the existing well or domestic water source fails the standards.

Important distinction: this is a water QUALITY issue—not the Peninsula water SUPPLY fight.

It’s not adopted yet. Introduction was scheduled for August 18, with an adoption hearing currently set for September 1.

If you own rural Monterey County land that has been sitting because of a failed water test, this is worth watching.

Three roads in Monterey County could be getting a very different zoning rulebook.

The County has revived the Agricultural Winery Corridor Plan for River Road, Metz Road and Jolon Road.

But the biggest opportunity may have very little to do with wine.

Commissioners are considering whether the plan should accommodate broader agritourism and hospitality uses like restaurants, event venues, tasting rooms and inns.

For certain property owners, that kind of zoning flexibility can materially change what a piece of land is capable of becoming.

The August 12 hearing has already taken place, but the County has not yet made the outcome public.

The question to watch is still whether the County stays wine-specific or goes broader.

This thing can lift a 5,000-pound car… and potentially hold up a $1.2 million real estate deal.

1929 Del Monte Boulevard is a longtime automotive property with an old-school in-ground hydraulic lift. For the next owner, that can be a great feature — but it can also create environmental and lending questions that have to be worked through before closing.

That doesn’t automatically mean there’s contamination or a major problem. It means you need to identify the issue early, bring in the right environmental professionals, understand what the lender will require, and keep it from becoming a deal killer.

That’s a big part of commercial real estate that people don’t see: solving the problems between ā€œwe have a dealā€ and ā€œwe closed.ā€

That’s why at Mahoney & Associates we are leaders in Commercial Real Estate.
