New 🏡 alert!! Congrats @amyyyyyvo and Anh on the purchase of your second home! So incredibly happy for you 🥳

It was such an honor to work alongside this family. Amy is an overnight nurse, like my girlfriend is, so I know just how hard she works. Seeing her and Anh’s hard work pay off and add a second home to their name at a young age is amazing to see, and I’m grateful I was able to work alongside them for this one 🙏🏽

Thank you Amy & Anh for your trust in me and my mortgage partner @chriscaldwel to get this done for you! We can’t wait to celebrate with y’all once you settle in! 🥂

👇🏽 Show some love for them in the comments below!! 🥳🏡🥂🙌🏽🎉

🏡 If you’re ready to get the keys to your next home, DM me “READY” and let’s start your search!

Congratulations to my friends @jacobar14 & @sofyssweetsacademy for closing on their gorgeous new home!! 🏡🔑🥳

YOU’RE GOING TO DISNEY!!! 🏰

These 2 worked so hard in a tough market to get their home sold and purchase a new one, all while balancing full time jobs, being parents and running a bakery business. I’m so honored to have worked with them and so grateful for the teamwork we all had in getting this done 🙏🏽

After the months of hard work, I thought instead of my normal closing gifts, this family would enjoy a day away from everything and have a blast at Disney with the kiddos 🎢

This is what it’s all about right here. So excited for this family, their amazing new home and all the memories they’ll be able to make in the years to come.

Thank you Jacob and Sofia for your trust in me & your willingness to navigate the ups and downs of a home sale + purchase with me. You are rockstars and you couldn’t have landed in a better home 🤩

Cheers to you 🥂 by @jaredlawrencesd

Where do I even begin…

Dawn and Bill are just the kindest people you’ll ever meet. I was lucky to meet them in 2021 when I rented one of their ADU’s at this very home. I didn’t have much, between my below average credit score, and modest income, but they rented to me anyways.

In those 3 years, I built my business, worked on my credit, and even started a side project working in solar as well (which is how I met the buyer for this home, more on that in a sec).

Once I got to a spot where I felt ready, 3 years after living at Dawn and Bills rental property, I purchased my first home just a few doors down.

Fast forward to a month ago, I get a call from Dawn. She was going to hire her friend to sell this home in a month, but if I had a client for it before then, she’d work with me instead… So I got to work.

Low and behold, a client I met through a friend in the solar industry turned out to be interested. Just 30 days later, that client closed on this home.

All that to say… I’m grateful for where I’ve been, and even more-so for who I’ve met. Dawn and Bill, you’re the epitome of kindhearted, and I’m grateful for all you’ve done for me.

Cheers to a successful sale, and to friendship 🥂 taken in Escondido, California by @jaredlawrencesd

The short term real estate market is really getting a lock of flack lately…and for fair reasons.

Rates are double from a couple years ago. Prices are high. Affordability overall isn’t great.

BUT…I think the focus is on the wrong things. The media loves creating fear, it’s what gets attention and views, so let’s switch gears and look at the reality of the situation and what you can ACTUALLY do to make homeownership possible.

First of all, a $500K home isn’t going to be $400K in 10 years. We can all intuit that it’ll likely be far in the other direction, so waiting isn’t the solution…but my point here is to remove the short term thinking.

Real estate is NOT a 3 year game. The goal is for all of my clients to hold onto their home for 10, 20, and even 30+ years (usually becoming a rental property some point along the way).

But how do you get in the market when affordability is so bad?

LEVERAGE.

Due to affordability being bad, homes aren’t flying off the market. They’re sitting for weeks, and sometimes months. Sellers are being forced to be flexible on price and terms.

So not only can you negotiate the price, but you can also negotiate to have the seller pay for a rate reduction. Yes, this is a thing, and it’s happening often.

It’s called a rate buy-down, and it’s the seller crediting you money to use towards your loan to reduce your rate, which will drastically reduce your monthly payment.

So now you got the home for a good price AND brought the payment down.

Is this the end all be all of solutions? No. Did I just magically bring back 1990’s home prices? No. But, this is one way to get into the market, and as we’ve seen… getting in and holding long term is always the way.

In 30 years, some other realtor will be saying “Did I just magically bring back 2026 prices? No.”

Rescuing my girl, Birdie, was the best decision I’ve made in my 31 years of life 🐶

I’m not trying to convince anyone to get a dog. I’m not saying there’s only one right way to get a dog. All I’m saying is if you’re considering getting one…check a rescue like @labsandmore and see if your new best friend might be there 🙏🏽

@iamsoaubrix and I volunteered there, and there’s so many beautiful pups waiting to come bring you and your family joy and companionship.

Seriously, if you’ve never had a dog, have a question about my experience, or rescuing in general, message me! by @jaredlawrencesd

A 33-unit condo project in Carlsbad Village just got PULLED. 👀

The proposed Rincon Roosevelt project would have replaced an existing 8-unit apartment building and commercial property with:

🏢 33 condos
🛍️ ~3,400 SF of ground-floor commercial space
🚗 42 covered parking spaces
📍 Right in Carlsbad Village near the Coaster, restaurants, shopping & the beach

So why was it withdrawn?

City staff raised questions about whether previous tenants had received certain protections and relocation assistance required under California’s Housing Crisis Act.

The developer says it had been working with the city and state housing officials to address the issue, but ultimately decided to step back and reevaluate the project.

And here’s the part I’m watching…
This doesn’t necessarily mean development is done here.

The developer has said it wants to explore alternative projects.

Which brings up a MUCH bigger question:

What should Carlsbad Village look like 5–10 years from now?
More housing + mixed-use development?
Or less development to preserve the character of the Village?

👇 I’m genuinely curious what you think.

One of Vista’s longtime breweries just closed… and now there’s a $2.75 MILLION piece of real estate sitting on East Vista Way. 👀

Prohibition Brewing was open for nearly 15 years, and the family behind it is now retiring and selling the property.

But here’s what caught my attention as a Realtor:
You’re not just talking about a restaurant space.

The property is roughly 1 acre, with about 6,700 sq ft of existing buildings, a full restaurant setup, brewery infrastructure, patio space, and plenty of parking.

So the bigger question is…
What happens here next?
Another brewery?
A new restaurant?
Something completely different?

At $2.75M, there are a LOT of possibilities, and I’m really curious to see what someone does with this piece of North County.

👇 If you could decide what goes here next, what would you build?

I hear it every day… “I can’t wait for rates to finally drop”. But I think a lot of people are forgetting what the market looked like when rates were 3% 👇🏽

Crazy bidding wars, and people losing out on the homes they wanted.

So does low rates really mean it’s a buyers market & you should rush to buy? Quite the opposite actually…

A buyers market is when there’s more listings than buyers actively looking, and that’s exactly what we have now.

Homes sitting for weeks, and even several months without offers.

“Well, that’s because rates are high, and I don’t want a high payment.”

Absolutely. I hear you. You have more options than you think. With such low competition, and sellers dying to see an offer come in… here’s what you do 👇🏽

Write low offers, and negotiate seller credits. I want to make this as simple as possible: seller credits = money the seller is giving you. You can use this money to “buy down” your interest rate.

In short - you can get a good deal on the price, and a lower rate (paid by the seller) making your monthly payment come back down to earth.

Don’t believe me? I have dozens of examples from clients I’ve helped do exactly this.

🏡 Want to explore your options and what monthly payments could look like with these creative negotiation strategies? Comment “ME” and I’ll personally get in touch.

If you’re in San Diego and you haven’t tried this spot in Convoy yet… send this to your acai-obsessed friend. 👀🥤

This is Pure Squeeze Juice Bar, and they’re doing way more than just acai bowls.

They make fresh juices, smoothies, and acai bowls — but what really caught my attention is how much they make themselves.

🌱 They source their ingredients from local farms
🚫 No cane sugar
🚫 No processed ingredients
🥣 Their acai is housemade, not the typical frozen puree
🥛 They even make their own almond milk

And that housemade almond milk helps give their acai bowls that THICK, creamy texture that people keep coming back for. 🤌

This is exactly why I love exploring Convoy — there are so many local businesses doing things differently that you might never know about unless someone puts you on.

Escondido just got a pretty big spotlight 👀

Mesa Agrícola, a tiny, six-table taqueria on South Escondido Blvd, was just named to The New York Times’ 2026 Restaurant List, which features 50 of the publication’s favorite restaurants across the country.

And the wild part?
It opened in August 2025.

The restaurant is run by chef Juan González and farmer Megan Strom, and much of what they serve comes from their farm in Valley Center, about 12 miles away.

But as a San Diego real estate agent, the restaurant itself isn’t the only thing that catches my attention.

I pay attention to what’s happening around a neighborhood.

New restaurants.
Local businesses.
Development.
Walkability.
Places people actually want to spend time.

Because those things help tell you a lot more about a community than a Zillow listing ever will.

So… is Escondido becoming one of North County’s most interesting areas? 👀

👉🏽 Drop a 🏡 in the comments if you’re looking to buy in the area, and I’ll help you get started.

📲 And follow me if you want more local San Diego updates before everyone else is talking about them.
