There’s a current trend in financial advice that says:

“Buying a home is a bad investment.”

And I think it’s a little more nuanced than that.

Can renting be the smarter financial decision for some people? Absolutely.

Can investing your money elsewhere potentially produce a higher return than your home? Absolutely.

But your home isn’t JUST an investment.

You have to live somewhere.

When you own, part of your housing payment is going toward an asset you own. Over time, you can build equity through paying down your mortgage and appreciation.

Homeownership can also give you:
• More control over your housing
• Protection from rising rents with a fixed-rate mortgage
• An asset you may eventually own free and clear
• Equity that becomes part of your net worth
• Something you can sell, borrow against, or leave to your family

Does that mean everyone should buy a house?

No.

If you’re moving in two years, stretching yourself financially, draining every dollar of savings, or buying simply because someone told you renting is “throwing money away,” buying may be the wrong move.

But calling homeownership a “bad investment” across the board?

That ignores an enormous part of the equation.

“Is buying a house a good investment?”

Let me rephrase the question

“Does owning a home make sense for MY finances, MY timeline and MY goals?”

Not everybody wants to own property in grass Valley lol

This place is SO cute and it’s a great example of what USDA financing can look like in Nevada County.

📍 198 Rockwood Dr, Grass Valley, CA 95945
🏡 $339,000
🛏 2 bedrooms
🛁 2 bathrooms
📐 1,386 sq. ft.
💰 HOA: $600/month

With USDA financing, an eligible buyer may be able to purchase with ZERO down payment.

For this example:
• Rates currently running in the high 5s / low 6s, depending on the scenario
• Estimated total payment around $3,400–$3,500/month, including principal & interest, taxes, homeowners insurance, mortgage insurance and the HOA
• Estimated cash out of pocket could be around $2,000–$3,000 for things like inspections and other upfront costs

USDA is one of my favorite overlooked loan programs because it offers 100% financing, competitive rates and no traditional down payment for eligible buyers and properties.

100% FINANCING IS ON THE TABLE FOR MORE BUYERS 🏡

If you’re buying in Nevada County, USDA needs to be on your radar.

0% down. 100% financing.

And with increased 2026 income limits, this isn’t nearly as limited as many buyers and agents think.

Nevada County income limits:

1–4 person household: $143,850
5+ person household: $189,950

USDA also offers:

• Discounted mortgage insurance
• Competitive 30 year fixed rates
• Seller credits toward closing costs
• No first time homebuyer requirement

The biggest misconception I hear is that USDA is only for low income buyers buying way out in the country. NOPE
These loans are not difficult they can close on time and the income limits are higher now! And 100% financing can make the difference between waiting to buy and actually getting into a home.

Mortgage terms can sound like an entirely different language.

APR. DTI. LTV. CTC. CD. AVM. Seller credits. Contingencies.

If you’re buying or refinancing a home, you’re going to hear a lot of these terms and you shouldn’t have to Google your way through the process.

I put together a quick mortgage cheat sheet with some of the most common terms borrowers hear along the way.

Save this post for later, and if there’s ever a mortgage term you don’t understand, just ask me. I’d much rather explain it than have you sign something you don’t fully understand.
