Oh dear…

The plan I came in with is not the one I’m ending up with

I bought this house from auction as a flip investment under a joint venture with an investor

They’ve funded the deal and I’m delivering it

But in the first couple days we’ve discovered quite the problem under the floor…

When getting into this property investment I followed all the right steps

I did the due diligence at my desk

I then took my builder down there before we owed it to sus the building out

We sat together and spoke about all the ideas and plans for the project

The ideas on paper were one thing but now the project’s underway

the paper plans are having to change in reality.

I would’ve loved to have the space completely open but it’s not worth the additional cost even though I do love the small details

The last owner of this property actually helped me to buy it for £26,000 less than they paid for it 5 years ago.

They tried to fix the place up a little bit but ended up selling it in a worse condition than they originally had - must have run out of money to finish it or couldn’t be bothered with it anymore.

The property sat on the open market for months without generating any interest before going down the auction route

Even at auction there weren’t many eyes on it and I managed to secure it post auction

With this starting point it looks like the jobs already underway so I guess they done us a favour along with the price we got it for

As this is a joint venture flip I wanted to make sure the upstairs has the wow factor for a buyer but I don’t think there’s going to be a significant return on investment from remodelling upstairs so the focus of the refurb and it’s budget is in what we’re doing downstairs.

Who doesn’t love a bit of UK garage

It’s part of the culture.
It gets you moving.

This garage got me moving because it’s a key part of my joint venture flip investment strategy

I’ve bought this property with an investor that’s fully funded the property and its refurbishment

And to increase the value of the property I’ve planned to convert this garage into living space

It will take the property from 82m2 to circa 105m2

That’s a 30% increase in living space!

it’ll mean significant uplift in the resale value with next door being a very strong comparable at this larger size

How I raised £400,000 for joint venture flip property projects

This has been at least 8 years in the making, most likely longer…

From starting my property career in off plan investment post my masters degree

To what looked like going back quite a few steps working in a carpet shop in Hackney because they had building contracts with the council and local authorities so I could learn surveying and job costing from someone doing literally hundreds of jobs a month

To then putting both those experiences together by becoming the head of investment projects to deliver a load of buy refurbish refinance projects

A lot of my progress has looked like stuck or I was going backwards because of my education level but I was always moving forward by seeking out the right people and finding out what I didn’t know for what I ultimately wanted to do, even if the progress was in inches.

In the end, a long term friendship from a self development group & keeping in touch is what ultimately helped me raise my first bit of investor finance

I’m turning this neglected 3 bed detached house into a beautiful family home

This investment project is a joint venture flip and is fully investor funded

They’ve put the money up
I found the deal

And it’s now on me to turn this investors cash into a healthy profit using my deal and build team

I had a phone call out the blue.

it was from a client I was close to dealing back in December but he had a massive change of circumstances so had to put investment to bed.

I actually know him from his wife who I used to speak to in my old career as a property investment broker.

It was quite endearing to know I left such a positive impact last year that when they were ready to move forward they called me.

They’re looking for a high income value add project. I just tapped into my network and found the ideal fit in just a few days.

This project is currently in the latter stages of conveyancing and hoping to complete imminently.

The builder is prepped on the plan and when we complete we’ll be starting as soon as possible.

Currently working with an investor who is providing circa £350,000 - £400,000 on a joint venture basis for property flip projects

This is the first project and we’re just kicking off right now. There’s another one currently in legals due to complete in a few weeks.

Operation garage conversion

This property was secured at auction for £26,000 less than the previous owners bought it for in 2021 so we must be on the money right?

The plan is to increase the living space in the property from circa 80m2 to 105m2 as the major value add for the end user
