I get this question a lot...

Both neighborhoods are on Central Park. Both are residential, established, and great places to live. So what’s the difference?

Here’s how I break it down after 20+ years in this city and countless conversations with buyers trying to decide.

THE VIBE
The Upper East Side leans polished and private. Think classic prewar buildings, esp. West of Lexington, quieter side streets, and a more buttoned-up feel. There’s a sense of order here—people who choose it often value discretion, tradition, and a little breathing room from the city’s noise.

The Upper West Side is more outward-facing. It’s lively, community-driven, and a bit more relaxed. More people on the streets, more neighborhood rituals, more of that “I bump into the same faces” feeling. It’s less about formality, more about lifestyle.

THE INVENTORY
UES has a deep inventory of prewar co-ops: grand layouts, high ceilings, a lot of character, again West of Lex. East of Lex is a lot more of the post-war coops. 

UWS tends to offer a larger varietary of prewar bulidings such as the storied Dakota, The Apthorp as well as many brownstones. Both sides skew heavily co-op, which means board approvals, financial requirements, and a longer purchase process. If you need condo flexibility, your options narrow on both sides, but they exist.

THE BOTTOM LINE
So it’s not really which is better… it’s which one feels like you.
Both neighborhoods are incredibly nuanced—and block by block, they can surprise you.

I’m not saying living in the suburbs is a bad thing. It’s not... you get more space, a yard, and maybe even a garage.

For me, it’s about what I’d have to give up.

I love walking to dinner and having my favorite coffee shop right around the corner.

I love that Central Park, Broadway, and some of the best museums in the world are all part of everyday life, and that there’s always somewhere new to eat, shop, or explore.

Pretty much anything I could want is right outside my door.

In Manhattan, your neighborhood becomes an extension of your home. You may have less square footage inside, but you have an entire city to live in outside of it.

And when this is the view, I’m happy right where I am. 😍

It's time for my October R.E.P.O.R.T. 🍂

R – Reading aka Listening: I've recently discovered Office Hours with @arthurcbrooks, a podcast focused on living a happier, more meaningful, and purposeful life. Sometimes it's lecture-style, and sometimes he interviews a guest. Always informative and interesting, so give it a shot!

E – Eating: BIG surprise! I forgot to take pictures at ANY of the restaurants I visited in Manhattan this month, so I'm throwing it back to a favorite in Sag Harbor from Labor Day weekend. I can still taste this delicious squid ink pasta with shrimp, scallops, and calamari from @dopolaspiaggia!

P – Preparing: Our team is preparing to launch our revamped website. It's been a long time coming, but I'm hopeful we'll get it done by the end of this month. I put it out there, so now I have to make it happen!

O – On My Radar: Watching how the 7%+ rates are going to affect the sale and rental market. Are people going to continue to rent, pushing prices even higher and putting downward pressure on sales? Or are they used to the inflationary/high-rate environment and will pull the trigger regardless? One thing is for sure...adjustable-rate mortgage products will continue to be favored over long-term loans.

R – Recommending: Highly recommend that you check out @trinityretreatct in Litchfield County, CT. Whether you want to attend one of their retreats, bring your own, or just need a few days to get away and be in nature and listen to yourself, this place offers a magnificent setting for a reset! We brought our own retreat and enjoyed their donkey sanctuary, yoga, breathwork, great conversations around the bonfire, and delicious farm-to-table food.

T – Thankful: To have had the opportunity to see @harrystyles during his residency at Madison Square Garden with my favorite girl Mina. It's such a fun and upbeat concert. It goes till the end of October, so go if you can!

After two decades of selling in Manhattan, here’s the advice I give every seller first: price for the market you’re in, not the one your neighbor sold in.

I hear it all the time. The apartment upstairs sold in 2021, or last spring during a week with three offers, and now that number is the one everyone in the building quotes in the elevator.

But buyers aren’t shopping your building’s history. 

They’re comparing your apartment to everything similar for sale in the neighborhood right now, and they know within a day where it fits. 

When my sellers price into that market, their first open house is their busiest. 

The hardest conversation I have with sellers is also the shortest one: the market moved. The good news is that it tells us exactly what it wants, and my job is to help you hear it before you list.

Truly, I love being this involved.

Getting a client from the first showing to the closing table means a LOT of conversations, and every call is one more thing moving in the right direction.

So yes, I’m on the phone again. But honestly, I love it!

You’d probably think I was exaggerating. I’m not.

This one-bedroom on West End Avenue has SO much going for it. It’s on the 11th floor with great natural light, Hudson River views, high ceilings, and SIX closets (yes, six, I counted).

The layout is another thing I love about this one. The bedroom is tucked away from the main living space, there’s an extra area that can be a dining room or home office, and the kitchen has tons of storage plus a breakfast counter.

And then there’s the location. Riverside Park is just a couple blocks away, and the 1, 2, and 3 trains are one short block from the building.

Full-time doorman, live-in super, storage, and laundry in the building are a pretty nice bonus too.

Think Manhattan means giving up nature? 🌳

After more than 20 years living here, I can tell you that’s one of the biggest myths about this city. These four neighborhoods prove you can have real Manhattan life and plenty of green space too.

West Village: tree-lined streets, Hudson River Park, and miles of waterfront paths.

Greenwich Village: Washington Square Park sits right in the middle of it all.

Battery Park City: waterfront parks, walking paths, and some of the most open space you’ll find downtown.

Gramercy: tree-lined blocks, historic brownstones, and a quieter residential feel in the middle of Manhattan.

Living here doesn’t mean giving up trees, parks, or places to get outside. You just have to know where to look, and that’s something I’ve spent two decades learning block by block.

But honestly, finding the right apartment in this city takes more than scrolling. 

Listings tell you the square footage and the price. They don’t tell you whether that price is actually fair for the block, how the building handles its finances, or what it takes to get an offer taken seriously when there are multiples.

That’s the part I do. 20+ years of pricing, negotiating, and learning Manhattan building by building, deal by deal.

It’s easy to think you have more time than you do.

The part most people underestimate isn’t the market, it’s the timeline: getting pre-approved before you fall in love with a place, having your financials ready for a board package, knowing which buildings close fast and which ones don’t.
