PROPERTY ACQUIRED, LAND SUBDIVIDED & SOLD, PROPERTY KEPT IN OUR PORTFOLIO 🚀

🏦 One of our group’s recent acquisition strategies has been to acquire properties on large lots that are capable of being subdivided

🏦 Upon going under contract we are already aware of our subdividing capabilities & typically have the new parcels we are creating pre-sold to developers

🏦 We typically keep the property in our portfolio and sell off the newly created land, which gives us a healthy ROI that helps to combat the lower yield a portfolio can experience in a high interest rate market

🏦 Our next phase will be to keep the newly created vacant parcels, hold them for several years while the market enhances, & then build properties to rent on them in the future

18 TOWNHOMES ACQUIRED 🚀

🏦 Our group acquired an 18 townhome portfolio located in Chandler, IN which appraised for $213,000 above contract value, giving us a very strong equity position upon purchase

🏦 Geography: These properties are partially filled with tenants from Toyota Motor Headquarters, one of the United States largest employers & with that, there is a huge housing demand & shortage of rental property available within commutable proximity of their headquarters, occupancy is in turn hinged on the success of a top 10 Fortune 500 company in Toyota Motor Corp

🏦 This portfolio is 95% tenant occupied, & mismanaged, giving us the ability to add cosmetic value & boost rent rates up to market value. With a projected 26% in rent increases, the CAP Rate will significantly increase which results in the property value increasing dramatically

🏦 Southern Indiana has a huge shortage of 3 bedroom / 2 bathroom rental homes, along with a demand & supply issue that will work in our favor towards the future stability of these properties

🏦 Southern Indiana has very economical property taxes & strong CAP Rates when purchasing multi-family properties strategically

🏦 Our group is projected to generate more than $1M in net value inside of 3 years from this acquisition

🏦 One of our goals for 2024 is to have a purchase closing every single week, all 52 weeks of the 2024 year. Achieving this goal would result in us adding more than 400+ doors to our portfolio in 2024 and our aggregate amount of doors climbing to more than 700+ by the end of 2024
