Nobody wants to tell you this... but buyers are making snap judgments before they even walk through your front door. 👀

Here’s what’s 𝒓𝒆𝒂𝒍𝒍𝒚 grabbing their attention—and trust me, it’s not your throw pillows:

✨ 𝐂𝐥𝐞𝐚𝐧𝐥𝐢𝐧𝐞𝐬𝐬: Think sparkling floors, fresh linens, and zero grime. If it feels dirty, it feels neglected—and buyers feel that energy.

🌸 𝐒𝐦𝐞𝐥𝐥: Pet odors, last night’s dinner, or a basement that smells like your high school locker room? Hard pass. Aim for light, clean, and neutral.

💡 𝐋𝐢𝐠𝐡𝐭𝐢𝐧𝐠: Dark corners shrink space. Bright, layered lighting opens it up and makes everything feel expensive.

🧺 𝐂𝐥𝐮𝐭𝐭𝐞𝐫: Counters full of stuff = stress. Less clutter = more perceived value. Edit like your deal depends on it (because it kind of does).

Buyers, just because a home has been sitting on the market for 90 days doesn’t mean you’re automatically getting a deal. 👀🏡

And just because a seller drops their price by $100K doesn’t mean the home is suddenly worth buying.

If I were buying in today’s Ontario market, I’d be asking better questions and making more strategic moves.

Yes, buyers have more negotiating power in certain pockets of the GTA, but not every neighbourhood or property type is experiencing the same market conditions.

A downtown Toronto condo, an Etobicoke semi and a Mississauga detached home? Three very different conversations.
I’d be looking at comparable sales, days on market, competing inventory, price history and seller motivation before deciding what to offer.

And I’d be paying just as much attention to the costs beyond the purchase price, because getting a discount means very little if the numbers don’t work for you long-term.

A buyer’s market doesn’t automatically make you a smart buyer. Having the right strategy does.

Some experiences have a way of bringing you right back. 🎾🤎

One of my fondest childhood memories is watching women’s tennis with my granddad. We would sit together and watch Serena and Venus Williams, and those are memories I’ve carried with me all these years.

So being at the National Bank Open @nbotoronto and getting to watch Coco Gauff and Taylor Townsend play felt a little more special than I expected. I may have missed the Serena & Venus era live, but seeing women who look like me competing at this level, in a sport that takes so much strength, discipline and determination, was amazing.

And getting to experience it surrounded by an incredible group of women made it even better. ✨

A huge thank you to @blackgirls_intennis for bringing us together and creating such a beautiful experience. The tennis, the energy, the laughs, the conversations, such a good day. 🤎

Closing day is never just another day. 🤍

For some people, it’s the start of a new chapter. A fresh city. A fresh home. A fresh beginning.

This one was extra special.

I always love leaving a little welcome gift behind as a small thank you for trusting me to be part of such an important milestone. It’s my way of saying, “Welcome home.”

Our house-hunting journey was short, sweet, and filled with laughs, and I couldn’t be happier for what’s ahead.

Now I just have one thing left to collect... an invitation to that beautiful lakefront patio so I can make us a proper Cucumber Collins. 🍸 Once a bartender, always a bartender.

My first time on a golf course, and definitely not my last. ⛳️💕

I had an amazing time participating in @realtorbarringtonlewis Barrington Lewis Charity Golf Classic Tournament, hosted by the BPL Golf Association, in support of BFCN and R.O.P.E.

What stood out most wasn’t just learning a new sport, it was being surrounded by people who are genuinely committed to creating opportunities and moving our community forward. It was inspiring to meet so many incredible leaders, entrepreneurs, and changemakers, all united by a shared purpose.

A huge thank you to @soldwithgrace , the hostess with the most, for the gracious invitation and for making me feel so welcome.

A special thank you to Michael Forrest for making my first experience on the course a memorable one. Your patience and guidance throughout the day gave me the confidence to step outside my comfort zone and truly enjoy the game. I look forward to collaborating and learning more about all the amazing work @canadianblackchamber is doing to champion and empower Black entrepreneurs and businesses across Canada.

I’m grateful for the opportunity to support such a meaningful cause, meet inspiring people, and experience the power of community in action.
