Project Newport is CLOSED!!! My most expensive flip to date. I have done all sorts of projects in my career but this one was a new accomplishment.

This tired Spanish home was transformed with:

- The home was reconfigured to maximize views from the kitchen and master bedroom.
- The kitchen was updated with custom cabinetry, Taj Mahal counters with a full backsplash, plaster hood, designer appliance package, bistro shelving, under cabinet lighting and a 14 foot island. Complimented by an indoor outdoor bar.
- The master bedroom was updated with new audio system, fireplace, spa like plaster 5 piece bathroom with oversized steam shower, that had sweeping views of Newport Harbor. Flooring, walls were updated with marble and plaster materials. The master closet was doubled in sizes and updated with built in closets.
- Control 4 system with a new home audio, theater, lighting, and security system. The closet was expanded and updated all custom cabinetry.
- The landscaping was updated with all new concrete walk ways, patios, screening trees and plants, a new fire-pit and built in BBQ were installed. The undercover patio was updated with new herringbone tile and outdoor heaters.
- Windows were updated with clad windows and patio doors, a 20 foot opening door.
- Interior and exterior railing systems
- Solid wood garage doors
- Designer tile, flooring, and milwork.

Purchase: $5.6M
Rehab: $1.4milion
Sold: $8.55M

This property is a highlight of my career and couldn’t be more proud of the finished product. Huge shout out to every one who worked on this project. Welcome to my page and thank you for checking me out.

Here’s my story for those of you that are new here.

In 2005 I was your typical college kid. Going to school full time and serving burgers at Red Robin to pay bills.
I started working for an investment company with my then roommate (and now my long term business partner - Will Heaton), knocking on doors and trying to get homeowners to sell.

That first year - I was terrible. I was barely making enough money to pay my gas bill, in fact, I didn’t make any money for my first 9 months.

I was ready to give up - but my girlfriend (now my wife) encouraged me to keep going. I sharpened my sales skills and turned a corner and eventually started purchasing properties myself.

Fast forward to today -
I own and operate 7 different real estate companies
I own over 1000 doors in the PacNW
I have coached thousands of investors to reach financial freedom.

In today’s world, financial wellbeing can feel uncertain - even for some of the most talented professionals. I truly believe that Real Estate Investing is an opportunity for ANYONE to reach financial freedom.

Don’t let your HOA restrictions restrict your profit 💰

Flipping inside an HOA? Read your resale certificate

This house had a blown out roof. Our typical replacement runs about 20K

The resale cert required a shake or presidential roof, nearly double the cost

And the HOA had to approve the color, which took over 30 days

Put the wrong roof on and you’re ripping it off and paying double 💰

The clean turnkey grandma houses still have competition. End users and investors with no value-add plan are paying up for those

But nobody’s fighting over the rough ones

We’re buying them cheaper than we were 12 to 18 months ago, and our rates are the same as they were back then

Same money, bigger discount. That’s where the opportunity is
