Show the banks you’re responsible.

When I’m working to get lending to build a home, I’m starting with a preliminary budget.

The bank can start the loan process without a final budget, as long as you’re clear with them that the final budget will be the same or even less than the loan amount.

The reason you want to do this is two-fold.

1. The bank can see that you’re acting responsibly, and
2. They don’t need the final budget to start the lending process (which takes time to get approvals).

When you’re building a house you want to go through everything in the right order and at the right time so that your builds don’t drag on longer than necessary - which is why you want the bank working on your loan WHILE you’re finalizing the budget.

Same steps, shorter timeline to profit in your pocket.

Not get rich quick, get rich for sure.

I always tell our students the same thing - just get through your first build.

Don’t worry about squeezing every possible dollar of profit out of it, just get it done profitably so you can get on to the second build.

That’s where you really learn and start to have those “ah-ha” moments.

Nine buyers told me exactly what was wrong with this house.

The property had been sitting for about 100 days.

We kept getting people through the door, but nobody was buying.

Then I started paying attention to the feedback.

Nine different buyers mentioned the same problem.

A window in the master bedroom faced the neighbor instead of taking advantage of the mountain view.

So we moved it.

The very next buyer who walked through the house bought it.

The project ultimately produced approximately $280,000 in profit.

What ceiling makes money?

One of the features that can really sell a home is having the right ceilings inside the home.

Eight to ten feet high is usually the sweet spot, and it shouldn’t increase your structural costs by much at all.

Now, the added cost has to be factored into your underwriting AND into the final price the buyer is paying (not just taken out from profits).

But, if you’re building for the upper middle class, you should still be able to pull $100k or more in profit on a 2,500sq ft build.

This is why picking the demographic you build in is so important - you want a product with healthy margins that sells quickly.

How?

He didn’t reinvent the wheel and he didn’t complicate the process.

My message to my 21 year old self?

Invest WAY MORE into yourself.

Go to more seminars, join more masterminds, hire better mentors, read more books…

People who like making money like to say they’re an investor.

But, unless they’re investing into their own personal development - all of that can be taken from them in an instant.

One of the “rules” of wealth is that you want to have as much control as is possible over what happens when you put money into something.

YOU are the ONLY asset that you have total control over.

Like Warren Buffett said:

The most important investment you can make is in yourself. Because, the more you learn, the more you earn.

Make brokers work for you.

When we are working on buying or selling a deal, we do everything we can to get our broker to do most of the work.

That’s their job.

So, when you’re working on a deal, find a broker who’s hungry and willing to work their ass off to get your deal done.

How we add $20k profit to our builds.

I focus on where we are over budget.

I’m not patting myself on the back for saving money on little things.

I’m attacking the areas of the home where it’s easy to go over budget and end up down $20k in profit.

Hollow doors instead of solid inside the house, keeping dumpsters hidden until ALL the framing is done… there are a few KEY areas that can add or subtract anywhere from $10k to $50k from your profits.

Focus on the easy money first.

One of the issues entrepreneurs have is that they get so excited about a new thing, they go way overboard to the extremes.

They find out they can make $100k in profit building a home and they start asking why they can’t just do a bigger project and make $500k or even $1m.

Start with something easy where there’s margin for error and you can still pull $100k+ in profit out for yourself.

You have plenty of time in the future to do more complicated builds.

Find a great lot, build a beautiful home, and move on.
