This is one of the biggest obstacles I have seen with the homebuying process right now when purchasing a home. These debts do not show up on your credit report typically they show up on your bank statements so they are sometimes something that do not pop up until later or can easily be overlooked at first and can actually derail a home loan process or delay it. Reach out with questions!

As I prepare to take a few days off of work and trying to get everything with work, home and kids and activities all taken care of, it is natural to get stressed. One thing in life I’ve learned about when things get stressful even in good ways is to is to read something positive or look up something motivational to remind your brain to stay positive. Stress doesn’t always just have to be bad things. It can sometimes be stressful to prepare for good things for example kids busy in activities, work being busy, and having lots of friend and family to make time for, preparing to go on vacations or work trips. This was what resonated with me today. Life is how you handle things it creates a ripple effect of either positive or negative outcomes. by @jilldubray

To my busy families with school and sports about to start found a recipe book from a lady I follow on Instagram and her recipes look super normal and kid friendly super excited about it! So thought I would share! I truly believe having meals at home is one of the most important things, but yet I continue to struggle to get supper on the table with how busy we are. I’m really doing some things to change that for the school year, I have learned if I don’t have a crockpot going or prep the meal the night before I will not come home after work and get supper ready with how busy we, so thought I would share this gem I found! by @jilldubray

What a great baseball season! ⚾️
I’m so proud of the growth these kids showed—not just in their skills, but in their effort, attitude, and teamwork. Even more special were the friendships made by both the players and the families along the way.
One of my favorite parts was getting to watch John coach our boys. I was so impressed with the way he led, encouraged, and cared about every player on the team. So proud of the coach he is.
Here’s to a season full of growth, memories, and friendships that will last long after baseball ends. ❤️ by @jilldubray

🏠 A Conversation Every Buyer and Seller Should Be Having Right Now: The Roof

One of the biggest issues we’re seeing in today’s market isn’t just interest rates—it’s roofs.

Many buyers don’t realize that an older roof can impact more than just future maintenance costs. Even if a seller is willing to sell a home “as-is,” buyers may still have trouble obtaining financing if the roof isn’t insurable. Most loan programs require the home to have acceptable insurance coverage, and insurance companies have become much stricter about roof age and condition.

For buyers, this creates an opportunity. If a roof is nearing the end of its life, it may become a valuable negotiating point during the transaction. In some cases, buyers can negotiate for a roof replacement, seller concessions, or a price adjustment that helps offset future expenses while also improving insurability and financing options.

For sellers, it’s important to understand that roof condition can affect buyer interest, insurance costs, and even a buyer’s ability to close on the home. That’s why one conversation worth having with your Realtor is whether replacing the roof makes more sense than reducing your asking price.

A new roof can:
✔ Help avoid insurance and financing issues
✔ Increase buyer confidence
✔ Lower the buyer’s homeowners insurance premiums
✔ Reduce the buyer’s monthly payment
✔ Make your home more attractive in a competitive market

Whether you’re buying or selling, understanding how roof condition affects financing and insurance can help you make smarter decisions and potentially save money during negotiations.

Questions about financing, negotiating repairs, or preparing your home for sale? I’m always happy to help.

What a weekend baseball in Lincoln these kids played their hearts out no subs and stayed in it against some hard teams. Lawson pitched great he is really stepping up as a pitcher, Jax had some great plays on shortstop and did great at catcher.

Came back at 1:00 am and woke up to go support their soccer team and played on Sunday. Tough team with giant kids lol but one of the best games I’ve seen Jax play, these other kids were big no joke and Lawson held his own being a smaller kid. No excuses, David beat Goliath get out there kids and play hard!

They didn’t come out with wins but boy have I seen theses kids hard work outside of the games show up in the games! Couldn’t be prouder. by @jilldubray
