Every loan has trade-offs, and the right one depends on your situation.

VA comes with a funding fee, but plenty of veterans with a service-connected disability don’t pay it at all. USDA has income limits and only works in eligible areas, though ā€œeligibleā€ covers more suburbs than most people expect. FHA has mortgage insurance, but it’s often the easiest door to open if your credit’s still a work in progress.

And a 15-year? On the same loan amount, the payment can run several hundred dollars a month more than a 30-year. Great if your budget handles it. Not great if it leaves you house-poor.

Down payment assistance is real too. A lot of states and cities have programs worth looking into.

If someone told you there’s only one right way to buy a house, send me a message. I’d love to walk you through your actual options.

Working out together is one of our favorite things to do as a couple. Somebody to push you, somebody to laugh with, and somebody who understands exactly why you’re walking funny the next day. šŸ˜‚šŸ˜‚šŸ˜‚

Tag the person you sweat with.

Quick context for anyone who’s been seeing this one.

A recast is when you pay down a big chunk of your loan and the servicer recalculates your monthly payment. It only works on conventional loans, it usually takes a month or two to process, and most servicers want at least $5,000 to $10,000 before they’ll do it.

Now the math. On a $320,000 loan, an eighth of a percent is about $25 a month. PMI on a 5% down loan can easily cost more than that every month until it’s gone.

If you’ve got the 20% and you’re comfortable putting it down, just put it down.

There are good reasons to put less down, like keeping cash for emergencies, repairs, or a job change. Those are real reasons. Chasing an eighth of a percent isn’t one of them.

Seen a mortgage ā€œhackā€ you’re not sure about? Drop it in the comments and I’ll give you my honest take.

Meeting details to follow. Attendance is optional. Honestly, attendance is discouraged.

Tag an introvert. They won’t reply, but they’ll see it.

Works the same for an aunt, an uncle, or a family friend. Grandparents just tend to be the ones writing the checks.

Timing matters too. If the grandkid pays the bill and gets paid back afterward, that no longer counts. The money has to go to the school first.

And it stacks. A grandparent can pay tuition directly, give the same grandkid $19,000 for books and rent, and still not be anywhere near a gift tax issue.

Medical bills work the same way. Pay the hospital or doctor directly, and there’s no limit there either.

If big numbers are involved, it’s worth a quick call with a CPA before anyone writes a check.

Fun fact from the ad world: almost no commercial gets shot in one long take. It’s filmed in pieces, and the edit makes it feel seamless.

Nobody ever told Realtors they’re allowed to do the same thing.

You can film one line, take a breath, and come back to the next. You can say the same line five times if the first four feel off. I keep every take until the edit’s done, because sometimes the one that looked best on its own doesn’t fit once it’s next to the others.

If the camera’s the reason you haven’t started, comment SAMPLE and I’ll send you the link to a free script and Canva template. Try one line and see how it feels.

Couple things that didn’t fit in the video.

Officially these are called Trump Accounts, so that’s what you’ll see at trumpaccounts.gov. Your baby needs a Social Security number and has to be a U.S. citizen to get the $1,000.

Kids born before 2025 can still have one. They just don’t get the free thousand.

Grandparents, aunts, and uncles can all chip in. The total for everyone combined is $5,000 a year, and an employer can cover up to $2,500 of that. You don’t get a tax deduction for what you put in, but the money grows tax-deferred.

Once your kid turns 18, it works a lot like a traditional IRA.

Know someone with a baby on the way, or a little one at home? Send this their way. It’s a pretty easy thousand bucks.

A few things people usually ask after this one.

If your parents want to give more than that, they can. They’d just have to file a gift tax return. Nobody actually owes gift tax until they’ve given away something like fifteen million dollars over their lifetime, so you’re probably fine.

Grandparents can get in on it too. Same nineteen grand each, to each of you.

The one thing I’d watch is the paper trail. Your lender is going to want to see that money go from their account to yours, so move it early and don’t show up with an envelope of cash.

And it has to be a real gift. If the plan is ā€œpay us back someday,ā€ that’s a loan, and it changes how we look at your application.

If you want a sample gift letter, DM me ā€œGIFTā€ and I’ll send one over.

If you’ve tried a content subscription before and walked away feeling like you got a folder of stuff with no real strategy behind it — that’s a fair reason to be skeptical of the next one.

I built Edge Creative Labs after 22 years in advertising because I kept looking at what was available for Realtors and seeing the same thing: templates without context, scripts without direction, and ideas with no real thinking behind them.

ECL is built differently. Every script comes with Pro Tips that tell you exactly how to film and deliver it. Every template is built around the same monthly strategy as the scripts. The whole system is designed by someone who spent a career understanding how brands actually build trust with an audience.

But I’d rather show you than tell you.

Comment ā€œSAMPLEā€ below and I’ll send you a link to grab a real script with Pro Tips and a Canva template, completely free. No commitment. No sales call. Just the work.

See for yourself if it feels different. šŸŽÆ

This one’s personal so I’m just going to say it straight.

There are days when you post something you actually believe in and it just... lands quietly. Low views. No real response. And you have to decide whether that means something or whether you just keep going.

I keep going.

The audience worth having almost never shows up all at once. They find you slowly, one at a time, usually right in the middle of the stretch where it feels like nothing is working.

That stretch is doing something. Even when you can’t see it.

The people who quit during that period have to start over later. I’m not interested in starting over.

If you’re in that quiet stretch right now — drop a comment. Genuinely. I’d like to know. šŸŽÆ

There’s a name for what’s happening right now — it’s called the lock-in effect. And it’s one of the biggest forces shaping the housing market in 2026.

According to Realtor.com’s analysis of FHFA data, roughly 49.9% of outstanding mortgages still carry a rate of 4% or less. And about 6 in every 7 mortgaged homeowners have a rate below 6%. With market rates pushing past 7.5% right now, the financial math of selling and rebuying simply doesn’t work for most of them.

The result — existing home sales are running somewhere between 1.3 and 1.5 million per year below historical norms. Inventory stays tight. And tight inventory keeps prices from falling even when affordability is genuinely stretched.

It’s not complicated. It’s just math that most people haven’t sat down and done.

The lock-in effect will ease eventually — either when rates come down enough to make moving feel financially sane again, or when life circumstances force the decision regardless of the rate. But right now, with rates back above 7.5% after the Fed’s September hike, the thaw that was quietly starting earlier this year has stalled.

I can’t predict where this goes. But I’ll keep telling you what I actually see. Follow along. šŸ”
