Starting out the new year and I want to share about a victory we had last year and flowing into 2022

The 17 unit apartment building was distressed and non performing. The sellers wanted way too much! BUT thanks to the mentorship of my father, Jim Adams III, my Multifamily mentor, Rod Klief and Pace Morby’s Subto training we were able to structure the deal creatively resulting with the sellers holding the note while we took over ownership.

After taking over we worked creative strategies with the team on how to create yield for the investors. So we turned 8 units into AirBnB’s where they maintained 73% - 90% occupancy and brought in 3 1/2 times the normal market rent.

We‘re now under contract for another 23 unit building 🏢 and currently in negotiations on a portfolio of 40+ single family houses. 🏡🏘🏠

In a market where the cash on cash return can seem very low and with cap rates as low as 4% great teams have to think outside the box in order to create great returns for investors.

And great returns they’re getting. 📈💥🚀

From the NFL to his first real estate deal.

Fresh out of retirement, @real.ab7 is making his rookie investment with Elite Transition—sharing how he’s taking the discipline, preparation, and mindset from football into real estate.

Elite Transition is more than real estate — it’s a community of athletes building wealth together

NFL veteran @deatrich shares his journey into real estate and why building beyond the game matters.

Athletes are coming together to learn, invest, develop, and create opportunities alongside one another — turning the discipline and relationships built through sports into ownership and generational wealth.

You don’t have to figure out the transition alone.

Build together. Invest together. Win together.

Who’s next?

Congratulations to @fbjuicebrown on breaking ground on his first real estate development. This is what the next chapter looks like.

Through Elite Transition, we’re helping professional athletes turn their platform into long-term opportunities by providing the education, relationships, and guidance needed to build wealth beyond the game.

Fred is just getting started—and this is only the beginning.

If you’re an athlete ready to explore opportunities in real estate and create a legacy beyond sports, let’s connect.

Today, I stood on a piece of land in my hometown and watched a vision become reality. This groundbreaking isn’t just about construction it’s about faith, perseverance, and believing that where you come from doesn’t limit where God can take you. We’re just getting started.🙏🏾🏗️

@elitetransition This milestone wouldn’t have been possible without the partnership and support of Elite Capital Group. Their belief in this vision and commitment to investing alongside me helped transform an idea into a project that will create lasting impact in Jackson.

Haven’t seen my guy @davidchenpanda in 5 years. Randomly bumped into him in the mix in San Fran… he invites me to an event he’s hosting.

No hesitation, I pulled up.

A lot people went to Super Bowl week for the game. I went for rooms like this… real conversations, serious operators, and turning a chance encounter into the next opportunity.

Genuine connections don’t die.
