The room may have been warmer than planned, but the generosity was extraordinary. 💚

Together, we raised $68,575 for @cahmtbch  and @thekey2free exceeding our goal by 121%.

This final look back belongs to every guest who showed up, every sponsor who gave generously, and every Culinary Stroll and Signature Experience Partner who helped create such a meaningful evening.

And now, with the venue cost being reimbursed and those funds returning to the two organizations we gathered to support, the Giving Gala has come beautifully full circle.

Thank you for your financial gifts, your time and the love you showed our community. The evening may be over, but the impact you made will last far beyond it.

I’m not sure I can fully put into words what this Giving Gala meant to me.

There was hard work, sweat, tears, anxiety, stress, excitement, happiness, and so much love poured into every part of it.

Somewhere in the middle of all of that, I found a deeper love for myself too. I saw my own strength differently. I saw what I was capable of under pressure and how much I could carry when something truly mattered.

This was the biggest event I’ve ever helped host, and I’m incredibly proud that I helped spearhead it.

But none of this happened because of one person.

I am so thankful for my team. For the hours, the ideas, the problem solving, the support, the last-minute pivots, the extra hands, and the people who kept showing up and pushing forward right alongside me. This truly took all of us. The way the community showed up, the local restaurants, the sponsors, the people. Almost 200 of them! 

And the most meaningful part?

Together, we raised almost $70,000 for organizations doing incredible work in our community.

Knowing that all of the planning, stress, long days, and emotion turned into something that will genuinely help others made every hard moment worth it.

I’m also so thankful for the people who showed up for me personally. Every call, text, check-in, donation, and person who made the effort to be there meant more than you probably know.

This experience stretched me, challenged me, humbled me, and made me stronger.

I walked into it wanting to create something meaningful for our community.

I walked out proud of my team, proud of what we accomplished together, incredibly grateful for the people who supported us, and forever changed by the experience. by @jo.gtx

It wasn’t the home inspection that killed your deal.

It was your lack of prep for the inspection.

Here are 6 things to do before listing your home, and #6 matters more than you think:

1. Check your HVAC
  Change the filter, test airflow, and service it if needed.

2. Look under every sink
  Check for leaks, water stains, loose plumbing, and slow drains.

3. Test the little things
  Outlets, switches, doors, and windows. Small issues add up quickly on an inspection report.

4. Check your roof + exterior
  Look for missing shingles, damaged trim, drainage issues, and cracked caulking.

5. Test your smoke + CO detectors
  Make sure they’re working, properly placed, and have fresh batteries. Easy fixes like this can keep unnecessary items off the inspection report.

6. Declutter + give the inspector access
  Decluttering isn’t just for showings. Clear the attic access, electrical panel, water heater, HVAC, plumbing areas, windows, and walls so the inspector can actually evaluate them.

Bonus: less clutter also helps buyers picture their life in the home instead of yours. Once you list, you’re not decorating for yourself anymore. You’re marketing to the future buyer.

The goal isn’t perfection.

It’s eliminating as many avoidable surprises as possible before the buyer finds them.

A little behind-the-scenes of what happens before those doors open.

Signs out. Lights on. House ready. Marketing in place.

And of course, the finishing touches.

Cookies out. Starbucks ready. Alani chilled. Mimosas for the adults. Sparkling grape juice for the kids.

Because I’m not really a “throw a sign in the yard and hope for the best” kind of Realtor.
