Buy Now, Pay Later sounds harmless… until you’re in escrow.

Apps like Klarna, Afterpay, and Affirm still count as installment debt.
Underwriters see it. They ask about it.

And one missed payment can turn an “approved” loan into a dead deal.
Moral of the story

Before you finance tacos, sneakers, or gadgets, talk to your lender first.

Online calculators lowball insurance every time. Sales price times 0.7% divided by 12 gets you much closer to the real number in Central Texas. Know the real payment before the house makes the decision.

Most new homeowners panic the first time their mortgage payment changes and assume something went wrong with their loan, when in almost every case what actually changed was the escrow portion covering property taxes and insurance.

Your principal and interest on a fixed-rate mortgage never moves. But taxes get reassessed, and insurance premiums shift at renewal, and when either of those increases, the servicer adjusts the monthly escrow collection to keep up.
