Your bank said no. That's one lender.

There are 30 more doors on this map:
10 B lenders
10 private lenders and MICs
10 specialty A lender products most people never hear about

The order matters. Start with an A lender. Go to a B lender when the file doesn't fit. Use private money only with a clear way out.

Cash damming has a terrible name and a simple idea.

Pay your rental or business expenses from a separate line of credit.
Send the income you would have spent on them to your home mortgage.

Your total debt stays about the same. More of the interest becomes deductible over time.

Keep that line clean and never use it for anything personal. Set it up with your accountant from day one. General information, not tax advice.

Own a rental or run a business? DM me DAMMING.

Couples, you may be able to put up to $200,000 toward your first home.

FHSA: $40,000 each, so $80,000 together.
RRSP Home Buyers' Plan: $60,000 each, so $120,000 together.
$80,000 + $120,000 = $200,000.

You can use both on the same purchase.

The most common mistake is waiting to open the FHSA. The room only starts once the account is open.

Planning to buy together? DM me STACK for the first time buyer checklist.

$100,000 invested in 2001, in Canadian dollars, became:

$174,000 just keeping up with inflation
$388,000 tracking Canadian home prices
$887,000 in the TSX with dividends
$913,000 in the S&P 500 with dividends
$1.46 million in gold

Housing looks like the loser here. But nobody buys a house with cash alone, and you live in it the whole time.

Breaking a fixed mortgage costs the greater of two numbers.

Three months' interest, or the interest rate differential.

Example: $400,000 left at 4.89% with 30 months to go.
Three months' interest: $400,000 x 4.89% / 4 = $4,890
IRD using the posted rate method: about $11,500

Same mortgage, more than double the cost.

Before you sell or refinance, get the penalty in writing and ask if you can port it.

Thinking of breaking your mortgage? DM me PENALTY and I'll estimate yours.

$600,000 condo. 10% down. 25 year amortization. 4.09% example rate.

Was it A $2,450, B $2,760, C $2,956 or D $3,340?

It's C, about $2,956 a month.

Here's the math. You borrow $540,000. With 10% down you pay mortgage insurance of 3.10%, which is $16,740 added to the loan. That makes $556,740 at 4.09% over 25 years.

Without the insurance it would be about $2,867. The premium is the part people forget.

Want me to run the numbers on yours? DM me LOAN.

Locked 1.99% in 2021? This is the year it catches up.

$500,000 at 1.99% over 25 years: about $2,115 a month.

Five years later you owe about $418,763 with 20 years left.
Renew at 4.94%: about $2,738 a month, up $623.
Renew at 4.09%: about $2,550 a month, up $435.

The gap between those two offers is about $188 a month.

Start shopping 120 days before your renewal date.

America has SBA loans. Canada has the CSBFP.

Up to $1.15 million per borrower.
Up to $1 million of that in term loans, including commercial real estate.
Up to $500,000 for equipment and leasehold improvements.
Plus a line of credit up to $150,000.

You apply at a participating bank or credit union. Ottawa shares the risk with the lender, so more files get approved.

Buying a building, equipment or a franchise? DM me CSBFP.

Two people. Same $49,000 in 2005.

A put 20% down on the average Canadian home.
B bought 90.5 ounces of gold.

By August 2026, A had about $611,000 in home equity.
B had about $555,000 in gold.

The house only won because of the mortgage. Leverage helps on the way up and hurts on the way down. Kitchener Waterloo is still 33.4% below its peak.

So is leverage a friend or an enemy?

There's a federal program that backs small business loans, and most owners are offered a credit line instead.

Bank series: Scotiabank for business.

Scotiabank does commercial mortgages for purchase, refinance and construction, with 1 to 5 year terms.
It also offers the Canada Small Business Financing Program term loan, Scotia Flex for Business, operating lines and agriculture loans.

The CSBFP is the one most owners never hear about. Ottawa shares the lender's risk, so files a regular loan won't touch can still get approved.

Today the program allows up to $500,000 for equipment and leasehold improvements, inside a $1 million term loan limit.

Has your bank ever mentioned the CSBFP first? DM me SCOTIABIZ and I'll check if your purchase qualifies.
