🪓 There's a hack, USPS has a list of vacant properties. It's a decent size list, so it's actually pretty good for just raw dog prospecting without stacking anything on top of it. If you are interested in learning how to prospect this, let's connect and I'm happy to show you everything I know in terms of marketing to vacant property owners, and let's JV on the deal when you find them 🤝 by @johnmare.invests

The things are real estate professionals go through, such as opening a lockbox quickly, are underappreciated, so we gave it a shot, and we all d†ed. This is why we appreciate all the Realtors and other real estate professionals we work with in our Network to get deals done. The market is tough this season, however it's all about teamwork. Let's continue dealmaxxing. Feel free to reach out whenever there is a difficult transaction that you need additional support on. by @johnmare.invests

This fall market has been rough but we're all in it together for the rest of the year. Your local title companies, lenders, cash buyer investors all have your back. Don't forget to reach out to your referral partners and vendors to see how you can help their business, and in turn how they can help yours. Real estate is a team game. Let's take it to the end of the year. And plan for New Year, New Market. Hastag Dealmaxxing by @johnmare.invests

It's always a good idea to run a full audit on what I'm doing. The things that take up mental bandwidth, and things I take up time. What I may realize is many things can be completely cut out. It's important to figure out that core offer to sell that has the highest ROI and go super deep into that. Simply grow more of what works. If finding deals is your thing, let us connect. I want to show you everything I know when it comes to off market deal sourcing so we can dealmaxx together. DM me by @johnmare.invests

These rules are simple. But we tend to break our own rules to justify the numbers. There's no more room for justification, you just have to play a tighter game now in this market. Many people have left the space or are pulling back. Here's your shot of sticking through it.
If you're still out here doing deals, let's chat. Let's partner on some deals together. Hit me up in the DMs. by @johnmare.invests

The market looks pretty ugly. One of the best advice out there is to always stick to the basics that you already know. Go deep into a niche audience, and solve their specific problems. Be the go to. It's a very simple strategy, however we're so distracted by shiny object syndrome. Also don't forget to network with other professionals. Real estate has always been a team game. If you're out there doing deals, I'd love to be able to hear about what you're working on, and how we can partner together. The DMS are open. by @johnmare.invests
