👇Here’s how the hottest investment property hack works:
It’s called a Debt Service Coverage Ratio loan (DSCR).
No income or employment verification needed: 20% minimum down payment.
* If the projected rental income equals or is greater than the mortgage payment, the property qualifies for a DSCR loan.
AND you can close the purchase in an LLC!

⚠️ Did you know not voting for one of the constitutional amendments in the election counts as a NO vote?

It takes the majority of the total ballots cast for an amendment to pass or fail, not just the majority of votes for each amendment.

For example, if 100,000 total votes were cast and 45,000 voted YES and 35,000 voted NO to an amendment…

But 20,000 left it blank, so those go to the NO side of the ledger.

The amendment, which had the majority of votes in favor of it specifically, would fail 55,000 to 45,000. 😳

Unique Hawai’i election quirk?

Unfortunately, no. Minnesota and Wyoming have a similar illogical rule. 🤦🏻‍♂️

Democracy or lunacy?

How do we change this?

Just put some SALT on it!
State and Local Tax (SALT) Deduction.

High-income W-2 workers without a mortgage pay a ridiculous amount of income tax. Right?

SALT cap is now $40,400.

In high-income tax states like Hawaii, California, Washington, and New York, the SALT cap increase from $10K to $40,400 is a fantastic opportunity to reduce your tax burden.

Once you own a home with a mortgage, you can combine the SALT deduction with mortgage interest deduction and charitable contributions and maximize your tax savings.

Be sure to contact a tax professional. Information here is strictly secondhand.

Are the “benefits” of Daylight Savings Time worth the inconvenience of moving clocks forward/back twice a year?

I grew up with dogs.
Never saw anything even close to what I would call dog anxiety.
Pono is different.
He's a sweet little guy who seems to be full of anxiety at times.
Not sure what to do about it.

Is dog anxiety real? by @johnny_loans

Is this a guy thing or does it happen to the ladies, too?

Every six weeks or so I get my haircut with the same stylist, Sachiko, and it looks nice and clean and sharp.

Then, literally the next day, it doesn’t look like that anymore. No matter how hard I try, I can’t seem to get it to look like that. 🤷🏻‍♂️

Six weeks later, rinse and repeat. (Pun intended.)

Who can relate?

I’m open to advice and suggestions.

“Home prices are ridiculous. I’ll just wait until they drop.” 🥴

Funny thing is… people were saying the EXACT same thing 10 years ago.

They thought prices were too high.
They thought a crash was coming.
They thought waiting was the smart move.

Honolulu County in 2016:
Median home price $735,000
Ave interest rates 3.65%

Fast forward to today 👇

🏡 People who bought have had years to build equity.

📈 Home values have climbed.

😬 And some people who waited? Still waiting for that perfect moment.

Look, I’m not saying today’s prices or interest rates are great. They’re not.

But here’s the reality…

There’s ALWAYS going to be a reason not to buy.

Waiting doesn’t guarantee a better deal. And buying before you’re financially ready isn’t the answer either.

The goal isn’t to time the market perfectly.

It’s to make a smart move when the numbers make sense for YOU. 🔥

Don’t let fear make your decisions for you.

Big changes could be coming to mortgages! 🏡💰

Lower fees, easier refinancing, and potential savings for homeowners.

But will these proposals actually become reality, or is this just election-year politics?

What do you think? 🤔 by @johnny_loans

Waiting for rates to drop means you’re willing to risk having a larger monthly payment when rates come down and home prices go up.

(Rates and home prices don’t both go down at the same time. It’s one or the other.)

BTW, your landlord loves that strategy.

Supply and demand at its finest.

Just pay on time or you’ll get a late fee.

Your landlord is building wealth.

You're building a flawless on-time payment history, which is nice.

Between rental payments and appreciation over 5 years, your landlord made $380,000 and got all the tax benefits.

Not sure why they haven’t sent you a thank-you card. You deserve one.

$3,500 a month is $42,000 a year.

Over 5 years that's $210,000 paid to your landlord.

* And that's if there are no rent increases.

I guess that Netflix subscription fee increase wasn’t so bad after all.

In all seriousness, there's nothing wrong with renting. Seriously. 👍🏼

Maybe you're saving money. Maybe you're working on your credit. Maybe you're not sure you want to settle down or maybe you simply enjoy the flexibility of renting.

👉🏼 There's a big difference between renting because it's the right choice for you and renting because you assume buying a home isn't possible.

And that's where I can help. You don't need perfect credit, a massive down payment, or every little thing you'd like to be figured out to start exploring your options. 🙌🏼

🎯 You might actually discover you're closer to homeownership than you thought or you might discover that renting for another year or two is the smartest move for you.

Either way, knowledge puts you in control.

I'm here to help you make an informed decision about when and whether buying makes sense for you

Just another day trying to keep everyone calm and get the deal to the closing table 🏡 by @johnny_loans

You can’t use actual Benjamins to buy a home. 💵

Try buying a house with a suitcase full of money and see what happens. 🧳

Banks will treat it like it doesn’t exist. 🙅🏻
So when cash just shows up they can’t use it.

All funds have to be documented. Some call it a paper trail.

If you think you might buy a house in the coming months or even next year, put the cash in the bank now. It needs to sit there for a few months to be documented.

If you wait until you’re already looking at houses, it could be too late and you won’t be able to use it. 🏡

There really is no such thing as a cash buyer.

The extra bedroom won’t fix the wrong neighborhood.

You can change countertops.
You can renovate a bathroom.
You can even add more space.

But you can’t renovate:
Your commute
Your surroundings
Your favorite coffee shop being a few minutes away
Or how you feel every time you leave the house

When you’re buying a home don’t just ask yourself if you love the house.

Ask yourself if you love the life that comes with it.

Because you’re not just buying a home
You’re buying your everyday life.
