An absolute pleasure catching up with Aaron, the driving force behind @tokyoindustries (UK) and one of the most established operators in the UK’s late-night sector.

Having built an impressive portfolio of clubs and venues across the country, Aaron has a wealth of experience in understanding what makes venues work — operationally, commercially and, importantly, from a property perspective.

We had a detailed discussion about the current hospitality market, the challenges and opportunities facing the late-night economy, and the continued shift towards experiential, destination-led venues.

The market is evolving. Customers increasingly want more than simply somewhere to drink — they want experience, atmosphere, entertainment and a reason to choose one venue over another.

For landlords, operators and property advisers, understanding that shift — and matching the right operator with the right building and location — has never been more important.

Hospitality property is about so much more than four walls.

Spotted this incredible Triumph at @artotel London Hoxton in Shoreditch — and it got me thinking about what makes a hospitality venue truly stand out.

The best hotels, restaurants, bars and members’ clubs don’t just provide a space. They create an experience.

It’s the design. The art. The detail. The unexpected touches. The things that make you stop, take a photo, talk about the venue — and ultimately want to come back.

That’s increasingly what I see operators looking for when we discuss new sites. Great property provides the platform, but personality creates the destination.

After more than 20 years specialising in hospitality and leisure property, it’s still one of the things I love most about this sector: no two concepts, buildings or opportunities are ever quite the same.

And occasionally… you even find a Triumph parked inside!

A fantastic evening with some of the very best of London’s property community.

It was an absolute pleasure to attend another brilliant JPN networking evening, held on the rooftop at Knight Frank, 55 Baker Street — an incredible setting overlooking the London skyline.

A huge thank you to Josh Morris, Josh Kanter and Benji Peters for putting together such an impressive evening.

Great food, a spectacular backdrop and, most importantly, a room full of quality people from across the property sector and its associated industries.

Having spent over 20 years in the hospitality and leisure property market, one of the things I value most about evenings like this is seeing established industry professionals mixing with the next generation coming through. New relationships, new ideas, new opportunities — and plenty of familiar faces too.

That’s what good networking should be about.

JPN has created a genuinely valuable platform for the property community, and it’s a privilege to be part of it.

Just another day in hospitality & leisure real estate…

One of the things I genuinely love about working in the hospitality and leisure property sector is that no two days are ever the same.

One day it’s a prime Central London restaurant, the next a rooftop, hotel, bar or late-night venue… and then an opportunity lands on your desk to buy an entire ship!

Yes, a ship.

It’s opportunities like this that remind me how lucky I am to work in such a fascinating sector. After more than 20 years in hospitality and leisure real estate, I still get excited by the unusual deals, the incredible spaces and, most importantly, thinking about what they could become in the right hands.

Hospitality is ultimately about creating experiences — and sometimes the most exciting opportunities are the ones that are completely outside the ordinary.

I certainly never imagined when I started in property that one day I’d be discussing the sale of a ship… but that’s exactly why I love what I do.

So here’s the question…

If you bought a ship, what would you turn it into?
Floating hotel? Restaurant? Private members’ club? Entertainment venue? Something completely different?

I’d love to hear some ideas below. 👈👈👈

I’ve been really enjoying the recently opened RH on Savile Row — an extraordinary transformation of the former Abercrombie & Fitch site just off one of London’s most iconic streets.

The attention to detail throughout the building is exceptional. From the stunning restaurant and bar on the ground floor, through beautifully curated spaces showcasing RH’s work and projects from around the world, to the impressive rooftop — every floor has been considered as an experience in its own right.

For me, it’s another great example of how hospitality, design, property and retail are increasingly coming together to create destinations rather than simply places to shop.

And with a classic Porsche sitting outside the entrance, it was a pretty good excuse to capture this little video…

A fantastic addition to Mayfair and well worth a visit.

A real must — go and check it out. 👈👈👈

Are we seriously talking about restricting “vertical drinking” in Central London pubs?

As someone who has spent over 20 years specialising in the Central London hospitality property market, I find Westminster City Council’s proposals around so-called “vertical drinking” extremely concerning.

At a time when our hospitality sector is already battling rising costs, business rates, staffing pressures and increasingly challenging trading conditions, the last thing operators need is further regulation that potentially reduces capacity, increases staffing requirements and fundamentally changes the way many traditional pubs and bars operate.

Standing at a bar, having a drink and socialising is part of the fabric of British pub culture.

More importantly, from a property and commercial perspective, imposing restrictions that effectively push venues towards seated, table-service models can have a very real impact on capacity, turnover and ultimately the viability and value of hospitality businesses and premises.

Of course, licensing must balance the interests of operators, residents and visitors, particularly in densely populated areas such as Soho and the West End. But regulation needs to be proportionate and commercially realistic.

Central London should be encouraging great operators to invest, open venues and bring life to our streets — not making an already difficult operating environment even harder.

We should be asking how we can help responsible hospitality businesses thrive, not how many more obstacles we can put in their way.

One of London’s most remarkable hospitality transformations.

Standing outside The Chancery Rosewood, it’s incredible to reflect that this landmark was once the former United States Embassy. Today, it has been reimagined into one of London’s most prestigious luxury hotels, blending architectural heritage with a truly world-class hospitality experience.

What impresses me most is the depth of the food, beverage and wellness offering. From the Southern Mediterranean cuisine at Serra, the exceptional Japanese dining experience at Tobi Masa, Carbone, the award-winning afternoon tea at Jacqueline, the vibrant all-day café GSQ, the spectacular rooftop Eagle Bar, and the arrival of Tramp Health, this has become far more than a luxury hotel—it’s a destination in its own right.

As someone who specialises in hospitality real estate, it’s inspiring to see a historic building transformed into an asset that not only respects its past but also sets a new benchmark for London’s luxury hospitality sector. Developments like this continue to reinforce why London remains one of the world’s leading destinations for exceptional hotels, restaurants and hospitality experiences.

An outstanding addition to Mayfair and one I look forward to watching evolve.

A huge thank you to Aryeh Grossnas and his firm for their incredibly generous hospitality in hosting us in a beautiful private box at Wembley Stadium for the epic Bruno Mars concert.

What an unforgettable evening. Bruno Mars delivered a truly world-class performance, with exceptional talent, incredible energy and a stage presence that had the entire stadium captivated from start to finish. The atmosphere, the music and the ambience was off the charts!

It was a real pleasure to share the experience with such a great crew of people!
