To everyone who is suffering, please remember this: You are not alone. Your pain does not make you weak. Even if all you can do today is breathe, that is enough. Rest when you need to, ask for help, and take the next step when you are ready.
You may not see the end of the struggle yet, but your story is still being written.
To my brother: Your courage inspires me every day. I will stand beside you through every battle, every setback, and every victory.
Six months down. We will keep fighting. ❤️🙏

From breaking news to grand opening: ROK COFFEE & TEA is officially open for business! ☕️✨

When nationwide Starbucks closures hit the headlines last year, most people saw a retail downturn. We saw a generational opportunity.

Before a "For Lease" sign could even be printed—and long before the space ever hit LoopNet or the open market—we tracked down the landlord directly. We jumped on this prime Little Tokyo hard corner before anyone else could take a stab at it, locked out the competition, and negotiated an aggressive deal complete with a 150-day build-out window and an exceptional TI package.

Fast forward to today: what used to be a shuttered corporate storefront has been transformed into a stunning, community-anchored flagship.

🎉 Soft Opening Weekend: 📍 Where: 138 S. Central Ave, Los Angeles, CA 90012 🗓️ When: Sept. 25–27 (Fri–Sun) ⏰ Hours: 8:00 AM – 5:00 PM

This is the power of true off-market tenant representation—spotting the play before the rest of the market wakes up and delivering prime real estate on winning terms.

Stop by this weekend to grab a drink and check out the new buildout! 🚀

Never stop becoming the person you know you can be. Keep working on yourself—quietly, consistently, relentlessly. Don’t stop growing just because you’ve already come a long way. There is always another level to reach, another lesson to learn, and a stronger version of yourself waiting ahead. The work is never really finished—and maybe that’s the beautiful part. by @joonleeano

OPEN | @cheesetellaoc in Irvine

Not every successful concept starts with a full-service restaurant.

Cheesetella has carved out its own lane with Japanese-style castella cakes, specialty beverages & beautifully crafted desserts that have developed a loyal following throughout SoCal.

We were proud to represent Cheesetella in securing this Irvine location and are grateful to have played a role in their continued expansion.

Congratulations to the entire team & thank you for trusting The Negotiate Lease throughout the journey.

A Hidden Creekside Glamping Paradise in Chuncheon 🌿🏕️ Sometimes the best trips are the ones you never expected.

This weekend, I stumbled upon a hidden gem in Chuncheon — Fleur Glamping. Tucked away in the mountains and surrounded by a lush forest of towering trees, it felt like stepping into a different world. The air was crisp, fresh, and unbelievably clean. Everywhere you looked was an endless sea of green.
What made this place truly special was the crystal-clear creek running right beside the glamping site. Sitting on the BBQ deck overlooking the water, listening to the gentle sound of the stream while grilling fresh meat, was pure therapy. The water was so clean and refreshing that it instantly brought back childhood memories of summer adventures by the river.
From relaxing in nature during the day to enjoying a peaceful BBQ under the evening sky, every moment felt like a reset from the busy pace of everyday life.
If you're looking for a quiet escape where you can reconnect with nature without giving up comfort, I highly recommend Fleur Glamping. It's one of those rare places that makes you want to keep it a secret—but it's too good not to share.
