Originally listed at $550,000.... now down to $399,999! We were originally under contract and buyers didn't go through with purchase. Giving everyone else a second chance opportunity! Zoned as C4 with a special use permit for the tavern. Do not miss the chance to own this at a steal of a price. 4,000 sq ft bar and 8 units upstairs!!!!!!!!!!

Shout out to Bryan Badillo at Manor Images for the amazing job on this video. 🙏

Congratulations to my clients and former coworkers on the purchase of their beautiful new home !🏡🎉

This closing was extra special to me. They trusted our team with one of the biggest purchases of their lives, and we delivered!

Through strong negotiations, we secured the property at a price that gave them approximately $30,000 in instant equity after it appraised significantly higher than their purchase price. Our team also negotiated a credit from the seller to help with their closing costs!

To make the deal even better, while current mortgage rates have climbed to around 7%, they locked in an incredible 5.9% interest rate with Glenda Alvarado from Direct Mortgage Investors! 🔥

A great home, instant equity, money back at closing, and an amazing interest rate. This is what experience, strategy, and having the right team on your side can accomplish.

Thank you both for trusting me and our team throughout this process. Congratulations again on your beautiful new home! 🔑❤️

Thinking about buying or selling? Let our experience and proven results work for you.

It sucks that I even have to make videos like this, but unfortunately I do.

Please be careful when searching for a rental. Rental scams are everywhere, and scammers are getting more convincing every day.

A few tips to protect yourself:
• Never send money before verifying the property and the person renting it.
• If someone asks you to Zelle, Cash App, or Venmo money just to tour a property, it is 100% a scam. As licensed real estate professionals, we cannot collect money that way. We only get paid through our brokerage after a successful transaction.
• Most professional Realtors do not communicate with clients exclusively through WhatsApp. While some may use it as an additional way to communicate, it should never be the only method, especially if they’re asking you for money.
• Be cautious if the rent seems way below market value.
• Ask to see the property in person before sending any money.
• Whenever possible, work with a licensed real estate professional.

I’m making this video to clear my name because my name and photos have been used without my permission in rental scams across the United States. If you ever come across someone claiming to be me or asking you to send money for a rental, please contact me directly before doing anything.

Thank you for taking the time to read this and watch the video. by @josemremax
