As my heart aches ๐Ÿ’” we are blessed to do the things we love to do! ๐Ÿฆƒโค๏ธ ANOTHER SEASON, ANOTHER BLESSING AT MISSION FARMS โค๏ธ๐Ÿฆƒ Today we're working on our final batch of turkeys for the season! As we finish this part of our farm journey, our hearts are filled with gratitude. ๐Ÿ™๐Ÿผ Farm life isn't always easy. It takes long days, early mornings, patience, sacrifice, and a whole lot of hard work. But through every season, we are reminded that this work is a blessing and a responsibility that we don't take lightly. God has blessed us with the opportunity to raise animals, provide food, work with our hands, and appreciate the process from beginning to end. We are thankful for the lessons, the challenges, the provisions, and everyone who has supported Mission Farms along the way. Scripture reminds us: "And whatsoever ye do, do it heartily, as to the Lord, and not unto men." โ€” Colossians 3:23 (KJV) We pray that we never lose sight of how blessed we are to do this work. Every season brings something new to learn, another reason to give thanks, and another reminder of God's goodness. From our farm to your family, thank you for being part of our journey. โค๏ธ๐ŸŒพ All glory to God! ๐Ÿค ๐Ÿก WHO SAYS YOU HAVE TO GIVE UP ON YOUR HOMEOWNERSHIP DREAMS? Our buyers were discouraged after looking at resale homes. The monthly payments were higher than they were comfortable with, and they were considering waiting TWO YEARS before trying again. ๐Ÿ˜” But these Realtors weren't ready to give up! ๐Ÿ’ช๐Ÿผโค๏ธ We explored another option, and guess what we found? A new-build opportunity featuring: ๐Ÿก A 5.99% locked interest rate ๐Ÿ’ฐ Zero down payment with their VA loan ๐ŸŽ‰ Builder-paid closing costs ๐ŸงŠ New appliances included! Sometimes, finding the right home isn't just about finding the right house. It's about exploring the options, asking questions, and looking for solutions that fit your situation. Buyers, don't count yourself out before you explore your options! New construction, resale homes, and different financing programs may offer different opportunities. Every buyer's circumstances are unique, and incentives and loan terms vary. But having the right Realtor and lender working together can make a real difference! โค๏ธ A HEARTFELT THANK YOU! ๐Ÿ™๐Ÿผ As I wrap up this week of continuing education classes, I want to take a moment to express my sincere gratitude to everyone who shared their time, knowledge, experience, and wisdom with us. Thank you to the instructors for pouring into us, answering questions, and helping us continue to grow in our profession. And thank you to everyone who attended and contributed to the conversations. There's always something new to learn, and I'm grateful for the opportunity to learn alongside others who are passionate about what they do. Real estate is about more than buying and selling homes. It's about continuing to learn, serving people well, building trust, and staying committed to doing our best for the people who depend on us. I'm thankful for the opportunity to keep learning, growing, and improving. There's always room to become better at what we do! โค๏ธ๐Ÿก Thank you all for a wonderful week! ๐Ÿ˜‚๐Ÿก WHEN YOU CHECK MORTGAGE RATES AND YOUR DREAM HOME STARTS LOOKING LIKE A DREAM! ๐Ÿ˜‚ Let's talk about those interest rates, because I know they're making some buyers nervous! ๐Ÿ˜… Here's the truth: Nobody has a crystal ball ๐Ÿ”ฎ. Mortgage rates can move up or down, and waiting for them to drop could mean putting your plans on hold without knowing what comes next. ๐Ÿก A few things to remember: โœ”๏ธ Don't assume you have to wait for rates to fall before exploring your options. โœ”๏ธ Talk with a trusted lender to understand your budget, monthly payment, and available loan programs. โœ”๏ธ Shop around. Different lenders may offer different terms. โœ”๏ธ Buy when the numbers make sense for YOUR householdโ€”not because someone says it's the perfect time. โœ”๏ธ If rates improve later, refinancing may be an option, depending on your future finances, equity, and loan qualifications. But never buy a home assuming refinancing is guaranteed. And remember, your payment is about more than the interest rate. Taxes, insurance, HOA fees, and maintenance matter, too! My advice? Don't let fear make the decision for you. Get informed, know your numbers, and make a plan that works for you. โค๏ธ Thinking about buying or selling in El Paso or the surrounding West Texas area? Let's talk! No pressureโ€”just honest information to help you make an informed decision. ๐Ÿ“ฉ Send me a message, and let's talk about your next move! Josette Travis | REALTORยฎ Golden Real Estate๐Ÿ’œ ๐Ÿ“ž 915-471-4726 Mortgage rates and loan terms vary by borrower, lender, and market conditions. ๐Ÿก THINKING ABOUT DOWNSIZING? START HERE! Sometimes, a bigger home isn't necessarily a better fit for the season of life you're in. โค๏ธ Maybe the kids have moved out. Maybe you're ready for less yard work and maintenance. Or maybe your goals have changed, and you're wondering what your home could sell for in today's market. Before making a move, consider these three steps: โœ… Evaluate your needs: How much space do you really use? โœ… Understand your costs: Think about maintenance, utilities, property taxes, and the expenses of moving. โœ… Know your home's market value: A Comparative Market Analysis (CMA) can help you understand how your property compares with recently sold homes and current competition. Remember, an online estimate is only a starting point. Your home's value depends on several factors, including its condition, features, location, and the current market. Thinking about downsizing in El Paso or the surrounding area? Let's start with a conversationโ€”no pressure, just information! ๐Ÿ“ฉ Message me โ€œDOWNSIZEโ€ to request a personalized market analysis.
