There’s just something different about being onsite and experiencing it all in person.

Going through this 10-unit townhome development together built by member @foxbuilds.io / @mike_fox and his team, EIMG showed up totally engaged and dialed in. We dove straight into underwriting, timelines, technical aspects before a shovel hits the ground, design strategy, and exit planning all with real depth.

Congrats to Mike Fox and his team for the growth they’ve seen in their business. Thanks for sharing what it takes to execute on a project like this. If you weren’t there, you missed a meaningful one. by @jplinvest

One of my favorite parts of what we do is walking active projects on site with experts executing their business plan in real time.
When you’re standing inside something that’s being created in real time, the conversations go deeper, and the insights are practical.

That’s the kind of environment that creates lessons you can immediately apply. by @jplinvest

Why do so many Florida homes fail early? Scott Randall gave us his perspective recently on The Elite Investor Show.

He went from corporate life to real estate wholesaling before finding his real passion in custom new construction homes. Now he owns and operates the Tampa design & build company 7Pines. He joined us for a special episode explaining some misonceptions on code standards in central Florida construction, some things you want to make sure you do / don’t do on a new construciton project, and why construction and development are not the same thing.

If you’re doing any kind of new construction, you’ll want to hear this one! New episode is live. Link in bio. by @jplinvest

Honestly, some of my best lessons have come from just being around the right people. And I’m nowhere near done learning. by @jplinvest

Spent yesterday on site with @bennettandrews_realestate at one of his St. Pete projects with our @eliteinvestorofficial members. Cool detail: the home is part of a collection named after people who helped shape the city, including the man who brought electricity and the first streetcar line to St. Pete.

Bennett got real with us on marketing, pricing, and strategy to include establishing productive partnerships. Solid reminders even for those with hundreds of projects under their belt.

Afternoons like this, collaborating with other winners & Tampa Bay’s top investors are invaluable. Big thanks to Bennett and his team for giving us a real deep dive, not just the highlights.

Also really glad some of our EI Academy members could join us for this one. Seeing a project up close like this is where a lot of what they’re learning gets reinforced in an environment where over a billion dollars of deals happen each year. by @jplinvest

Sometimes as a wholesaler you’re not able to take your time finding a buyer and getting the highest offer possible, because your seller is in a situation where they really need certainty and a timely closing. On those kinds of deals it’s nice to have a buyer already in mind, and that’s exactly what happened on this deal with @jplinvest

Why did we think of James? Because he’s got a clear buy box (buying criteria) and he makes it known.
