Garden update.

The garden’s finally at a point where we can stop fighting through it and properly turn our attention back to the house.

Still a bit to tidy up outside, but the bulk of it is cleared and we can now focus on pushing the internal works on.

Now we can get stuck into the inside properly.

Week 3 update 🏠

More progress inside and out this week.

The garden’s opened up again, while inside the timberwork, boarding and electrics are all moving on.

Still plenty to do, but the place is starting to come back together.

WEEK 2. PROGRESS DOESN’T ALWAYS LOOK PRETTY.

This week was a mix of moving forward and uncovering more of what the property needed.

Outside, the garden started opening up properly and we could finally see the space we were working with.

Inside, the rebuild started taking shape with the new studwork going in.

Then we found woodworm in the lounge.

More of the floor had to come up so we could see the extent of it and deal with the affected timber properly before moving on.

That’s the reality of refurb work sometimes.

One minute you’re putting things back together, the next you’re uncovering another job that needs sorting first.

Still, by the end of Week 2 the layout was taking shape, the garden had moved on again and another hidden issue had been dealt with.

WELL... THIS WASN’T PART OF THE PLAN 😅

Turned up to find someone had smashed the window.

Not exactly the sort of progress update we wanted, but these things happen.

The glass is being sorted and we’ve now installed CCTV at the property to keep a closer eye on things while the refurb continues.

Just another reminder that not every part of a project is planned.

You deal with it, sort it, and keep moving.

WEEK 1. STRIPPED RIGHT BACK.

The first week uncovered a bit more than expected.

Once the flooring came up, we found the floorboards were completely rotten, so they’ve all been removed ready for new ones.

Outside, the front has been opened up to create space for two parking spaces, and the garden clearance has started too.

Early days, but the project is already moving in the right direction.

We’ve purchased this 3 bed semi detached for £115,000, with the plan to convert it into a 4 bed family home as part of the refurbishment.

The estimated refurb is £25,000, covering the work needed to improve the layout, update the property throughout and create a modern 4 bed home.

Purchase price: £115,000
Estimated refurb: £25,000
3 bedrooms → 4 bedrooms

We’re right at the start of this one, so I’ll be sharing the project as it progresses, from the refurb work and key stages through to the finished result.

Plenty to get stuck into with this one.

A lot of properties don’t need a huge extension or an over the top refurb.

Sometimes the real issue is simply that the space isn’t being used properly.

We bought this 3 bed end terrace for £122,000.

The house was liveable, but parts of it were dated and the garage wasn’t adding much to how the property worked.

So we focused the refurb on the areas that would make the biggest difference, including converting the garage into an extra sitting room downstairs.

Purchase: £122,000
Refurb: £20,000
Revaluation: £190,000
Rent: £1,000 PCM

The result was a much more practical family home and a better use of the space that was already there.

A good example of how value can be created by improving what’s already in front of you.

Kitchen fitted and it’s completely changed the feel of the place already.

Good Easter weekend of graft on Project Jessop Street 👊

All the ugly bits are pretty much done now — strip out, mess, problem solving, all the stuff nobody really sees.

Now it’s time for the best part… putting it all back together and bringing the vision to life.
