National housing supply reached 4.9 months in August, the highest level in more than 10 years. Existing-home sales fell 2.0% from July to a 3.98 million annualized pace.

For buyers, more choice and a slower sales pace can create room to negotiate on price, repairs or seller credits. It doesn’t mean every seller will discount, and national numbers don’t tell the whole story in your neighborhood.

This is Waverly Beach in Ocean City, NJ; sitting right on the beach is the Waverly Mansion, coming soon to the market.
