💚☘️ Some weekends become memories you’ll cherish forever. This was one of them. ☘️💚

This weekend, we traveled to South Bend, Indiana, so our kids could experience a place that has held a special place in our hearts for decades: Notre Dame. 💙💛

I’ve always loved Notre Dame (let’s be honest, the mascot may have had something to do with it! ☘️), but it’s the history, the traditions, and the personal connections that make this place so meaningful to our family.

When I met Paul in 1998, one of our first conversations was about Notre Dame. His dad and uncle are alumni, and his dad graduated in 1971. It was also here in South Bend that his dad met his mom, Linda. Back then, Notre Dame was still an all-male university, so Linda attended Saint Mary’s College, just across the way. ❤️

Think about that for a minute. If their paths hadn’t crossed here in Indiana, our family wouldn’t be what it is today. There’s something incredibly special about standing in a place that played such a big role in the story of your family.

Paul’s dad, Joe has always dreamed of bringing all of his grandkids to Notre Dame, showing them around, and sharing a place that means so much to him. This year, we finally made that dream come true. And what a weekend it was! We got to experience both a hockey game and a football game, soaking in the energy, the traditions, and everything that makes Notre Dame so special.

While this wasn’t our first visit to campus, experiencing it through our kids’ eyes made it entirely different. Standing in the stadium, hearing the band, feeling the excitement, and looking around at our family brought tears to my eyes. It was one of those moments when you realize just how much history, love, and family are wrapped up in a single place.

I hope and pray that someday our kids have the opportunity to experience Notre Dame as students, if that’s what their hearts desire. But for now, I’m just so grateful we got to share this experience together and add another beautiful chapter to our family’s story. 💚

🏡 Selling Colorado real estate but you live out of state?

Colorado has a withholding requirement that can apply when a nonresident sells Colorado real estate, with certain exceptions. The amount withheld is generally the lesser of:

💰 2% of the selling price
OR
💰 The net proceeds that would otherwise be due to the seller

There are several exceptions, and First Integrity Title provides the seller with a Colorado Withholding Affirmation to determine whether an applicable exception can be made.

👉 Realtors: If you have an out-of-state seller, make sure your title team knows early! This is something you want addressed before everyone is sitting at the closing table.

And remember, title companies can help with the closing process, but specific tax questions should be directed to the seller’s tax professional.

🚨 Sellers are NOT happy when they find out they may have to bring money to the closing table!

One thing that can sometimes cause an unexpected title issue is a silent deed related to a forbearance or loan modification.

A seller may think everything is fine because they’ve been making their payments, only to find out during the title process that additional documentation or an obligation needs to be addressed before they can close.

The good news? Getting title involved early can help uncover these issues before you’re sitting at the closing table.

Realtors, if your seller has ever had a forbearance, loan modification, or other changes to their mortgage, make sure your title team knows early! 🏡

💰 Realtors & Investors: Have You Heard of a Hold Open Policy?

If you’re purchasing a property to fix and flip, a Hold Open Policy is something you’ll want to know about before you close on the purchase.

When you purchase the property, the seller typically pays for your owner’s title insurance policy.

With a Hold Open Policy, instead of issuing that policy and starting over when you sell, we hold the policy open and apply what the seller paid toward the title insurance on your future resale, subject to the applicable requirements and terms.

That means when you’re ready to sell as an investor, the original title work and premium may be applied toward the new title policy.

At First Integrity Title Company, our Hold Open period is 18 months, giving you an allotted amount of time to complete your renovations and get to the closing table.

If you’re planning on doing a hold open policy, please let your escrow officer know prior to your closing date of purchasing that investment property.

👉 If you’re an investor—or you work with investors—talk to your First Integrity Title team about a Hold Open Policy before purchasing the property.

4 yrs ago…seems like just yesterday we brought Ace home!!

This year has been challenging for this poor guy. Navigating his autoimmune disease, almost losing him in Feb/March and just helping him adjust to a different life.

Ace is the sweetest guy ever…he thinks he is a lap dog and loves to cuddle with anyone that will give him love.

Can’t imagine our lives without him ❤️

💰 Realtors, add this question to your listing checklist!

When you meet with a seller, ask:

👉 “When did you buy this home or refinance it?”

That answer could potentially save your client hundreds of dollars on their title insurance premium through a reissue rate.

And remember:

✔️ They don’t have to use the same title company they used previously.
✔️ They don’t necessarily need to find their old title policy.
✔️ We can look into it and see if we can verify a prior qualifying policy and determine if they qualify.

For example:

🏡 $650,000 sale
📄 Basic rate: $2,293
🎯 70% reissue rate: $1,605.10
💰 Potential savings: $687.90

So when you’re taking that next listing, ask “When did you buy or refinance?” Then send us the property information and let us check!
