MARAKEZ has officially entered Somabay with Shams Soma, establishing a new typical 2-bedroom starting point from EGP 19.5M.

Palm Hills already has 8 developments along Egypt's North Coast. That's not a new player testing the market, that's a developer that's already built the coastline once.

Now they've partnered with UAE-based Miran Hills on something bigger: 1,400 acres, 4.8 kilometers of coastline, 86% of it dedicated to green and water space.

USD 35 billion. One agreement. Ras El Hekma is Egypt’s largest-ever foreign investment — here’s the deal, unpacked.

February 2024: Abu Dhabi’s ADQ and the Egyptian government signed for a new city on the Mediterranean — USD 24 billion in development rights plus USD 11 billion of existing deposits converted into investment, with Egypt keeping a 35% stake. Modon Holding is master developer — and became a top-five seller in Egypt in its first year (EGP 75 billion, nine months of 2025). The stated lifetime target: more than USD 150 billion.

That’s the context every North Coast price sits inside — sovereign capital, a master developer, and named international hotel brands on one shoreline.

A Ritz-Carlton is coming to Egypt’s North Coast — signed 27 July. Here’s what was actually agreed, number by number.

Marriott International, Misr Italia Properties and People & Places signed a nine-property, 1,500-plus-room hotel-management agreement at New Alamein City, in the presence of Egypt’s Prime Minister. At The Med, Ras El Hekma: a 170-room Ritz-Carlton hotel and 268 Ritz-Carlton Residences. Next door at Solare Ras El Hekma: a 180-room Autograph Collection hotel and 250 branded residences.

Why it matters: Knight Frank found 81% of wealthy Gulf buyers want branded residences — against roughly 1,100 built units in the country. And worth keeping straight: a management agreement commits the brands, not a delivery date.
