New here? Hi, I'm Katelin!

Tulsa Realtor, Lagree instructor, and the person who moved here in my 30s and immediately started telling everyone they should too.

Living in Tulsa is like life with the Easy button — and I mean that. The pace, the people, the neighborhoods, the fact that you can actually afford to build something beautiful here. There's nothing like it.

I sell homes, help people find their style, and right now I'm building a custom new construction home four lots down from my own front door — and it's for sale.

If you've ever thought about building something beautiful in Midtown, maybe we end up neighbors. 🏡

This page is part real estate, part build journey, part love letter to Tulsa. Swipe through to meet me — then stick around. by @katelinmcsweeny

Welcome to the Renaissance neighborhood tour series 🤍

Walk the neighborhood with me through one of my favorite pockets of Tulsa, where every street has its own personality.

As a Realtor, designer, builder, and homeowner who lives in this neighborhood, I get to experience Renaissance from every angle, and it only makes me love it more. It’s the kind of place where you can walk to Birds or Charcuteray, run into neighbors, and somehow everyone ends up becoming friends.

Featuring two of my favorite stops for wine, which feels very on brand. 🍷😅 Follow along as I stop into all the local spots that are such a big part of what makes this neighborhood feel so connected and special.

I’m sharing this series because I want you to really feel what it’s like to live here as we bring our custom new construction project on Gary Place to life.

If you’ve ever dreamed about building something intentional in a neighborhood with soul, follow along and let’s talk about what your future here could look like. taken in Renaissance Neighborhood by @katelinmcsweeny

Landscaping is the pretty part but grading is the part that helps protect the house.

At the House on Gary Place, we’re thinking about what happens to the water before we think about where the plants go.

Proper grading directs rainwater and runoff away from the foundation instead of allowing it to collect against the house. That can make a huge difference in reducing standing water, erosion, saturated soil, and potential moisture problems around the foundation.

Once the sod, landscaping, trees, and outdoor spaces go in, most of this work will disappear. But what’s happening underneath all of it will keep doing its job every time it rains.

It may not be the glamorous part of building a house, but it’s one of those decisions that can make a massive difference long after the project is finished.

And at the House on Gary Place, we want the outside to work every bit as well as it looks.

Real estate is all about strategy. There is SO much opportunity in Tulsa. And as the market changes, the strategy changes.

Your first home doesn’t have to be the forever one. It’s your jumping off point. The first asset that gets you to the next.

Mine wasn’t perfect. It was a house I could afford on my own, and it’s the reason we own two today.

So before you sign anything together, talk through your 3–5 year plan. Where do you want to live? Would you keep a house and rent it out? Who buys first?

Start where you are. Build from there.

Send this to your person and let’s talk plans ❤️

First-time buyer and loan program rules vary. Always talk with a lender about your situation first.

New construction in Tulsa costs more up front. Your monthly bills are where you win it back 👇

1️⃣ Builder rate buydown. If a builder gives you $10K toward your interest rate instead of off the price, that can save about $168/mo, versus about $61/mo from a $10K price drop. Same money, nearly 3x the savings.

2️⃣ Lower utility bills. Energy efficient homes with new HVAC, better insulation and new windows cost less to heat and cool. In an Oklahoma summer, you’ll feel that.

3️⃣ Cheaper home insurance. Brand new EVERYTHING matters a lot to insurance companies here, so premiums on new builds often come in lower.

So when you compare a new build to an older home, compare the monthly payment too.

Speaking of new builds… a brand new home in Renaissance, built to fit right in with the 1920s homes on the block, is about to hit the market.

Save this, and DM me “GARY PLACE” to get the details. taken in Tulsa, Oklahoma by @katelinmcsweeny

7 things I’d notice before buying a home (spoiler: I already did it for you)

1. Natural light. There’s a reason it’s number one on the list. If you work from home, do you notice how the light moves through your space all day? Or which windows catch the sunset. It matters. Your sleep and mood run on it.
2. Living things. Plants in every room? Why not? A room just feels different with something alive in it, and they help the air too.
3. Real, natural materials. The natural stone in my kitchen is honestly my favorite part of my home. You feel the difference even if you can’t name it.
4. Views of green. Trees, native plants and natural landscaping. Saving the trees on the Gary Place lot was my biggest win. The canopy shade at 5pm? It’s is a major factor in efficiency and helps your utility bill! Who doesn’t love that right now.
5. Colors from nature. Greens, browns, warm neutrals. Timeless? Absolutely. They never feel dated because nature doesn’t.
6. Curves. An arch here, a round table there. I love that contrast that’s created against sharp angles.
7. Inside connected to outside. Big windows. A front porch you’ll actually sit on. Oversized glass doors that pull you out.

What I mean when I say “designed for the way you live.”
Every one of these is in my house and in the home on Gary Place. On purpose. 🌿 built with biophilic design in mind taken in Renaissance Neighborhood by @katelinmcsweeny

100 days is more time than you think.
Most closings take 30 days. Start seriously looking now and you’ll be hosting the holidays in your new home.

Renting and wondering when? It might be now. Outgrown your house? Selling and upgrading (or keeping your current home to rent) in the same season is very doable when you have a plan and someone keeping the timeline straight. 🙋🏻‍♀️ That’s my favorite part.

Maybe life just changed, and your house hasn’t caught up yet. A new baby will do that. So will a new job or an empty nest.

And if the headlines have you waiting for the “right time,” I get it. The news makes it sound like nobody’s buying. Meanwhile, here in Tulsa people are still touring, writing offers, negotiating deals and getting keys every week.

Not quite ready? Still worth starting. We’ll get your numbers and your savings goal sorted so you walk into 2027 already moving.

DM me and let’s figure out your next move.
