Some markets did dip. Austin and Boise know. But a nationwide crash? Still waiting.

That’s why I don’t invest off headlines. Real estate is local. I watch jobs, population growth, and infrastructure growth, and I buy where the numbers work today. 🏘️ by @kathyfettke

Buying an older home? Don’t stop at the general inspection.

I get every inspection I can, price out every repair, and bring it all to the table at the end of due diligence. By then, most sellers just want to get to closing. 😉

And always walk in knowing your max. They’ll take it or they’ll leave it.

Look at that rent number again 👀

Rents rose about 64% since 2013. If you’re renting, that hurts. I get it. If you own the rental, that’s a raise you didn’t have to ask for.

And health insurance costs almost five times what it did in 1999. Most paychecks didn’t keep up with that.

It’s why I started buying rentals, and it’s why I still do. Not chasing appreciation. Not buying because everyone else was.

Buying for cash flow and doing the homework.

You don’t have to figure it all out overnight. But you do have to start 💛 by @kathyfettke

Another #BPCON in the books! 👏

Every year I’m reminded why I keep coming back. It’s a party, yes - one of my highlights this year was playing flip cup in the middle of the after party. But it’s also so much fun to catch up with friends I’ve known for years, and then also meet someone new who ends up changing how I think about my next deal.

That’s the part people underestimate. Real estate is a people business first. The numbers matter, but the relationships are what get deals done. I watched it happen all weekend: introductions turning into partnerships, hallway conversations turning into real opportunities. 🤑

Thank you to everyone who made this one so special! Already looking forward to next year.

I’ve been working on this development since 2018, and it has tested my patience more than any rental I’ve ever owned 😅

If you’re thinking about going from buy and hold to ground-up, ask yourself one question first: could you keep paying the loan if the project took twice as long as planned, with zero income coming in?

If that makes your stomach drop, it’s not a no. It’s a “not yet.”

Still on a high from our Fall Women’s Retreat in Park City! 💛

There’s truly nothing like getting a group of incredible women in a room together. Everyone came from different backgrounds, asset classes, ages, and stages of life, but every single woman had something valuable to offer. Some of the biggest breakthroughs happen when you realize someone else has already walked through what you’re facing and can offer a completely new perspective.

We spent the weekend touring different investment opportunities, visiting KB ranch, horseback riding, masterminding, learning about emotions and mindset from the wonderful @pattibrittcoaching , riding the Park City mountain coaster, exploring Main Street, hiking through Utah’s gorgeous fall leaves, and getting a behind-the-scenes look at the Discovery Ridge development.

But the best part was the people. The conversations, connections, breakthroughs, and energy in the room were so special.

I left feeling incredibly inspired by every single woman who came… and even more excited about what we’re creating next.
