A home with a super low assumable mortgage rate sounds like a dream, right? But there’s one piece of the equation that a lot of buyers overlook. When you assume someone’s mortgage, you’re only taking over their remaining loan balance, not necessarily the full purchase price. That difference still has to be covered, and how you finance it can change the entire picture. An assumable mortgage can be an incredible opportunity. But the numbers need to make sense. Found a home with an assumable mortgage? Let’s look at the full picture before deciding if it’s the better deal. #kippenbergermortgagesolutions #AssumableMortgage #HomeBuyingTips #ColoradoRealEstate #MortgageEducation Kate Kippenberger | NMLS 1939364 Edge Home Finance, LLC | NMLS 891464 (303) 519-2319 | Licensed in CO & AZ Equal Housing Opportunity by @katiekipp20
The Denver housing market is showing some interesting trends right now. Fewer homes are going under contract, but the homes that are selling are actually moving faster than they were a year ago. So while buyers may have more negotiating power in some situations, that doesn’t mean every seller is struggling to sell. The opportunities are out there, but they look a little different depending on the property. And sometimes, what you negotiate matters just as much as the price you pay. #DenverRealEstate #ColoradoHomebuyers #DenverHousingMarket #kippenbergermortgagesolutions — Kate Kippenberger | NMLS 1939364 Kippenberger Mortgage Solutions Edge Home Finance, LLC | NMLS 891464 Business Phone: (303) 519-2319 Equal Housing Opportunity by @katiekipp20

“Rates are back where they were two years ago. Did temporary buydowns actually help?” For the majority of my clients who used one about two years ago, the answer was yes. They received temporary payment relief, then took advantage of rate dips along the way to refinance into a lower interest rate. For those with unused subsidy funds, that balance also helped offset the overall cost of refinancing, depending on their buydown agreement. That’s their experience, not a promise of future results. The full payment still needs to fit your budget even if you never refinance. If you were buying, would temporary payment relief or lower upfront closing costs be more helpful to you? Considering a home in Colorado or Arizona? Send me the listing and we can compare the options. #KippenbergerMortgageSolutions #TemporaryBuydown #ColoradoHomebuyers by @katiekipp20
Two homes can have the same price and still come with very different monthly payments. Most online mortgage calculators begin with principal and interest. Your actual housing payment may also include property taxes, homeowners insurance, mortgage insurance and HOA dues—and those costs can vary considerably from one property to another. That matters even more when you’re comparing several homes or deciding whether a condo, townhome or single-family property fits your budget. Use the online calculator as a starting point. Once you’re seriously considering a property, ask for an estimate based on that specific home. The more specific the property becomes, the more specific the numbers should become too. #ColoradoHomebuyer #MortgageCalculator #MortgageEducation #DenverRealEstate #KippenbergerMortgageSolutions Kate Kippenberger | Mortgage Loan Originator | NMLS 1939364 Kippenberger Mortgage Solutions | Powered by Edge Home Finance, LLC | NMLS 891464 (303) 519-2319 | kate@kippenbergermortgagesolutions.com | www.kippenbergermortgagesolutions.com | Equal Housing Opportunity by @katiekipp20
Getting an offer accepted is exciting, but it’s also the point where the details really start to matter. Inspection, appraisal and financing all play different roles in the contract, and understanding those pieces before you’re under pressure can make the whole process feel a lot less overwhelming. A strong offer isn’t always the one with the fewest protections. It’s the one that makes sense for you, the property and the situation. Know someone getting close to making their first offer? With as much movement as we’ve seen lately, it makes sense that most mortgage conversations begin with the interest rate. But the rate is only one part of how a loan actually works. Credit profile, income structure, property type, mortgage insurance, fees and underwriting guidelines can all affect which lender and loan structure make the most sense for a particular client. As a mortgage broker, I can evaluate a scenario across multiple lending options rather than beginning with one lender’s product menu. That matters even more when conditions are changing quickly or when something about the file is less straightforward. Sometimes the most valuable second opinion isn’t another rate quote. It’s a closer look at the complete structure behind it. #MortgageBroker #BrokerAdvantage #ColoradoRealEstate #MortgageStrategy #KippenbergerMortgageSolutions Edge Home Finance, LLC | NMLS 891464 Kate Kippenberger, NMLS 1939364 | Equal Housing Opportunity. by @katiekipp20
Your loan approval is not your budget. A lender can tell you what you qualify to borrow — but that number doesn’t know about daycare, aging parents, travel, savings goals, or the lifestyle you actually want to maintain. Especially when monthly payments can shift with the market, I’d rather start with the number that feels comfortable to you and work backward from there. The goal isn’t to buy the most house you can qualify for. It’s to buy a home that still feels good after you move in. #HomebuyingTips #MortgageTips #ColoradoRealEstate #ColoradoHomebuyers #kippenbergermortgagesolutions by @katiekipp20
Colorado public-school employees have a new homebuying option through CHFA Schools to Home. The program is not limited to teachers or first-time buyers. Eligible full-time employees of Colorado public schools, school districts and certain charter-school organizations may qualify. The program pairs a fixed-rate conventional first mortgage with optional assistance that can be used toward the down payment, closing costs, prepaids or principal reduction. The assistance is structured as a zero-interest second mortgage with no monthly payment and includes a shared-appreciation component. Like any loan program, the important question is how it fits the buyer’s complete financial picture and future plans. If you’re a public-school employee—or an agent working with one—I’m happy to help determine whether the program may be an option. Program availability, terms and borrower eligibility are subject to current CHFA requirements and underwriting approval. #CHFASchoolsToHome #ColoradoEducators #ColoradoHomebuyer #DownPaymentAssistance #KippenbergerMortgageSolutions Edge Home Finance, LLC | NMLS 891464 Kate Kippenberger, NMLS 1939364 | Equal Housing Opportunity. by @katiekipp20
A preapproval should give you clarity—not simply the largest number you can qualify for. Before you begin looking at homes, ask to see a few different purchase scenarios: one that feels comfortable, one in the middle, and one near your upper limit. Compare both the estimated monthly payment and cash needed at closing. That gives you and your real estate agent a much more useful framework for the search—and helps keep the decisions grounded in your actual life. You don’t have to be ready to buy to start building the plan. #ColoradoHomebuyer #HomebuyingStrategy #MortgageEducation #KippenbergerMortgageSolutions Kate Kippenberger, NLMS 1939364 Serving Colorado & Arizona by @katiekipp20
Who do you know that I need to know? Okay friends, I need you to put your thinking caps on for a minute… Who is in your world that you think I would genuinely connect with? Maybe it’s someone who has been talking about buying a home, refinancing or trying to make sense of their options, and you think I could be helpful to them. Or maybe it’s a realtor, financial advisor, divorce attorney, CPA or another local business owner who approaches business the way I do. Someone who values relationships, takes really good care of people and believes there is plenty of room to support one another. Some of the best people in my life and business have come through a simple “You two should know each other.” So…who came to mind? Tag them below and introduce us. 🤎 #KippenbergerMortgageSolutions #ColoradoMortgage #SupportLocal by @katiekipp20
