Serious Northern NJ buyers: this fall deserves your attention. 🍂

In our premium markets: Ridgewood, Glen Rock, Ho-Ho-Kus, Allendale, Upper Saddle River, Saddle River, Ramsey, select parts of Mahwah, Wyckoff, Franklin Lakes and Oakland & we’re seeing an opportunity worth exploring.

For school context: Ho-Ho-Kus, Allendale and Upper Saddle River are served by Northern Highlands at the high school level. Wyckoff, Franklin Lakes and Oakland, the FLOW communities, which are served by Ramapo Indian Hills.

Realtor.com regularly identifies late September into October as one of the most buyer-friendly periods nationally. Locally, elevated mortgage rates and hesitation heading into the midterm elections may be giving prepared buyers more breathing room AND more room to negotiate.

The mortgage lock-in effect is gradually easing, too: just over half of outstanding U.S. mortgages now carry rates above 4%. That doesn’t mean everyone is ready to move, but the pandemic-rate picture is changing.

Meanwhile, New Jersey’s long-term appeal continues. “Hollywood East” is taking shape through Netflix’s Fort Monmouth campus, Lionsgate in Newark and Paramount’s commitment to Bayonne’s 1888 Studios. Add our established pharmaceutical industry and continued interest from New York buyers, and there are compelling reasons to stay confident in this region.

Our view? This could be one of the friendliest buying windows we’ve seen in years. We wouldn’t count on the same breathing room lasting into early spring, when renewed demand could meet our persistently limited supply.
