PRACTICAL GUIDE⬇️

1. 20th Street; is coastal paradise at its best. Street parking makes it so that once on the beach you don’t see any cars and that is my favorite thing. It feels so peaceful to be on the beach in Del Mar 🫶🏻 ps: bring food and drinks
2. Fletcher Cove; got a major revamp earlier this year with loads of white sand. There’s a downhill on-ramp from the parking area plus the beach is wide - if by our plan to bring strollers/carts and kids make sure to wear sandals because the sand gets hot!
3. Table tops; park either at seaside and walk south around the corner to find it. It’s glorious but there are no lifeguards right there so keep that in mind!
4. Ponto; parking infront of the beach makes it super easy for families and anyone hauling all the things out
5. Seaside; you have to pay to park here but it’s a big lot and you’re right at the beach. Also, lifeguards on duty. Amazing place to have as base for the day - go walk north or south, go pick up Lourdes burritos or Roberto’s tacos.
6. Dog Beach; if you love dogs you love this beach! Pay to park by the road and you can easily walk over to the Del Mar Fair even 😀

A SOLD post only tells you how the story ended.

This one started less than a month ago.

We signed our buyer representation agreement, got clear on what they were looking for, toured properties, narrowed the search—and found the one.

There was just one little detail: my clients were overseas. ✈️

So we kept moving.

Offer written. Negotiations handled. Offer accepted. Escrow opened.

And then came everything that happens between accepted and closed—inspections, financing, HOA documents, deadlines, communication, problem-solving and plenty of moving pieces behind the scenes.

Not every part was easy. But that’s also the part of real estate I’m most proud of.

Finding a property is one thing.

Getting your clients successfully to the other side is the job.

And in less than one month, we did exactly that.

CLOSED. 🔑🤍

Not just finding the home.
Getting you all the way home.

🔑 Key elements home seller typically hope to see in a contract when deciding on a buyer -> Offer Price: A competitive and fair price that reflects the market value of the home, ensuring the seller gets a good return on their investment.

Earnest Money: A substantial deposit that demonstrates the buyer’s serious intent to purchase the property, providing assurance that the transaction will proceed smoothly.

Financing: Proof of pre-approval for a mortgage, indicating the buyer’s ability to secure financing and complete the purchase without delays.

Contingencies: Clear and reasonable contingencies that protect both parties, such as those related to inspections, appraisals, and financing.

Timeline: A realistic timeline for completing the sale, including dates for inspections, loan approval, and closing, to ensure a smooth and efficient process.

Repairs and Concessions: Agreement on any repairs or concessions requested by the buyer after inspections, with clear terms on how they will be addressed.

Flexibility: Willingness to accommodate the seller’s preferred closing date and any special requests they may have, which can enhance the attractiveness of the offer.

Communication: Open and clear communication from the buyer’s agent, demonstrating professionalism and responsiveness throughout the negotiation and transaction process.

Additional Terms: Any additional terms or conditions that may benefit the seller, such as a rent-back agreement if they need extra time to vacate the property after closing.

Personal Connection: A sense of trust and compatibility between the seller and buyer, often influenced by personal interactions or letters included with the offer. PS: did you know that sellers can now have it in their contract that they wish or do not wish to receive “love letters” 🙂‍↕️🤷🏼‍♀️ by @katkunde.estates

“BEST ADVICE EVER”

If you are looking for a long-term financial planning option and you know your kids will need accommodation in college…

Here it is;

Step 1. Start when your kids are as young as possible; save money for a down payment.

Step 2. When it comes time for them to go to college, wherever that ends up being, purchase a Multi-Unit Home in proximity to campus;

Tip:
Make sure it has potential as housing for college students!
And
That is has potential to generate income…!
And
that you and your family would wanna live there for potential stay during summer months when the renters are gone for the summer.

Step 3. Find renters and voila!

PS: allow your kids to see this process and broaden their interest in real estate from a young age! 🥇

Is this you?;
Dreaming of a new home but need to sell your current one first? ⬇️

Frustrated because sellers aren’t accepting contingent offers?

—> Perhaps this is the solution for you!

With a Bridge Loan Program, you put 5% down and purchase your new home all cash!

Step 1: Secure your new home with just 5% down.
Step 2: Close the deal in 10 days or less.
Step 3: Move in and enjoy your new home!

Once you sell your old home, you can either pay off the bridge loan or refinance your mortgage.

Using a bridge loan eliminates the need for a contingency clause in your offer - which can put you in an advantage over other buyers 🙏

FHA Loans (Federal Housing Administration)
- Down Payment Requirement: As low as 3.5% of the purchase price.
- Benefits: FHA loans are designed for low-to-moderate-income buyers and are more lenient with credit scores and debt-to-income ratios. They also allow for a higher loan-to-value ratio (LTV).
- This program is one of the most popular among first-time homebuyers. It also allows for down payment assistance from grants or gifts.

Conventional 97 Loans (Fannie Mae/Freddie Mac)
- Down Payment Requirement: As low as 3% of the purchase price.
- Benefits: Available to first-time homebuyers with good credit. Conventional 97 loans are designed to compete with FHA loans but don’t require upfront mortgage insurance premiums, although PMI is required.
This option is ideal for those who have a good credit score and want to avoid FHA loan fees.

HomeReady and Home Possible Loans (Fannie Mae and Freddie Mac)
- Down Payment Requirement: As low as 3% of the purchase price.
- Benefits: These programs cater to low-to-moderate-income borrowers. They also allow for flexible sources of income and non-traditional credit histories.
- Details: Both programs provide competitive interest rates and reduced mortgage insurance costs. They are designed to help make homeownership more affordable.

Good Neighbor Next Door Program (HUD)
- Down Payment Requirement: As low as $100 (in specific cases).
- Benefits: Aimed at teachers, law enforcement officers, firefighters, and emergency medical technicians. The program offers a 50% discount on the home price in certain revitalization areas.
- Details: Participants must commit to living in the home for at least three years. I am Kat Kunde Realtor° in San Diego, California. My home resides in the beautiful Cardiff By The Sea and my office is in Del Mar!
