4.25.26 6 months married to my best friend 🤍 Grateful for the most beautiful, incredible day ever! James 1:17 by @kele_ooo
Greatful, greatful is all I can say that I was able to share a little bit of my business journey with @voyagehouston ! While there's still a long way to go, but I thank God for getting me to where I am. I'm proud of the people I've been able to help through the most difficult times of their lives through Nusun Properties. That focus will continue; not on the house, but on the people. One of the biggest mistakes in a fix & flip? Underestimating the HVAC. Everyone budgets for the kitchen, bathrooms, and flooring—but an aging HVAC system can quickly eat into your profits. Before finalizing your renovation budget, find out: ✅ How old the system is ✅ Whether it's operating properly ✅ If replacement is likely before resale A new HVAC system is an expense and a selling point. Buyers want confidence that they won't be facing a major repair after closing. Lesson: Budget for major systems early. It's much easier to plan for an HVAC replacement upfront than to have it surprise you halfway through the project. "What's the biggest unexpected expense you've run into during a renovation?" 🔨🏠 #fixandflip #realestateinvesting #houseflipping #renovationtips #houstonrealestate by @kele_ooo

Take it from me who had to add this to my budget, landscaping, curb appeal, and first impressions can completely change how buyers feel about a property or how its valued. The moment someone pulls up, they’re already making decisions in their head. They're asking: Does this house feel cared for? Does it feel clean? Does it feel move-in ready? Does it feel worth the asking price or value? Simple upgrades make a huge difference: • Fresh mulch • Trimmed trees & bushes • Clean walkways • Fresh sod or healthy grass • Pressure washing • Updated lighting • A clean, inviting entryway These aren’t always the most expensive upgrades, but they can create some of the biggest impact. And when buyers feel good before they walk inside, they usually view the rest of the home differently too. Lesson: Great curb appeal attracts attention and increases perceived value before the showing even begins. #realestateinvesting #fixandflip #curbappeal #houseflipping #landscaping homeselling propertyinvestingrenovationtips investmentproperty houstonrealestate texasrealestate Do you think landscaping matters in increasing property value? by @kele_ooo
Security is cheaper than replacing a stolen oven 😄 Vacant renovation projects are easy targets—especially in higher crime areas. And it’s not just theft. It’s delays, damaged work, insurance headaches, and money leaking out of your project. Here’s the smarter thing to do instead 👇 Use visible security cameras and signage as deterrents. Most people are looking for an easy opportunity—make your property look like the wrong one to hit. Even simple things help: • Camera systems • Motion lights • Security signs • Locked material storage • Regular property checks Because replacing stolen tools, HVAC units, copper, or materials gets expensive FAST. The good news? A lot of these security costs can be recouped by preventing losses and keeping your timeline on track. Especially in higher crime areas, security isn’t an “extra expense.” It’s part of protecting your investment. Lesson: Spending a little upfront on security can save you thousands in delays, theft, and unexpected costs later.” #realestateinvesting #fixandflip #houseflipping #propertysecurity #rehabproject #realestatetips #investmentproperty #renovationtips #constructionsite #investorlife #contractorlife #houstonrealestate #texasinvestors by @kele_ooo
So I turned 30 a few weeks ago No, it wasn't as scary as we make it seem, but It did give me a bit of time to reflect on how fortunate I am and I think many around me are. I decided to leave the country to celebrate. Not for a business trip, or to see relatives, just for fun. That's it. It's not lost on me that the vast majority of this Earth don't have the resources to do just this, so I'm really learning to take this life day by day and just be in a contact state of gratitude for what I have and have been enabled to do. Being able to learn about different cultures, ways people think, escape the echo chamber and just experience a whole new set of perspectives is truly amazing. I'm just following this unknown path God has me on and all I can think to do is thank Him for many more trips around this beautiful world and the Sun. I might as well enjoy the ride while I'm at it. #Japan#kyoto#osaka#tokyo by @kele_ooo
“Before you move that sink—read this, it'll be worth it....” Renovating an old home is a bit of a chess match, and your plumbing is the opponent. ♟️💦The biggest pitfall? Thinking you need to move everything. Every time you break into a concrete slab foundation, you’re opening a Pandora’s box of costs, structural risks, and—the ultimate vibe killer—RED TAPE.📝🚫 Keeping your fixtures tight on a single drain line isn’t just "settling"—it’s strategic. ✅ Save your slab: No jackhammers, no mess. ✅ Save your sanity: Fewer layout changes = fewer additional permits and inspections. ✅ Save your budget: More money for the finishes you actually see! Work with your home’s DNA and layout, not against it. Who else is team "Keep It Simple"? 🏠👇 #HomeRenovation #PlumbingTips #SlabFoundation #FixerUpper #SmartRenovations #PermitFree #realestateinvesting #fixandflip #houseflipping #rehabtips #realestatetips #renovationmistakes #houstonrealestate #texasinvestors by @kele_ooo
Before you start your renovation, review this or pay for it later… You’ve walked the property. You’ve talked to your subs. Now comes the step most people rush—reviewing your full scope of work and cost breakdowns. This is where deals are either protected… or exposed. Here’s what to lock in 👇 Make sure your scope of work matches exactly what was discussed during the walkthrough. Every room, every detail—nothing assumed. Review material costs AND labor costs line by line. If it’s not clearly broken out, it’s easy for things to get missed—or added later. Double-check that everyone is aligned on finishes, quality, and expectations. What you picture and what they price must be the same thing. Because if your scope, walkthrough, and numbers aren’t aligned… your budget isn’t real. And that’s when cost overruns show up—way outside of what you planned. Lesson: Alignment upfront is what keeps your project on budget—not adjustments later. #realestateinvesting #fixandflip #houseflipping #rehabproject #propertyinvesting#budgetoverrun #projectmanagement #contractorissues #investmenttips #houstonrealestate #texasinvestors by @kele_ooo
This is where most rehab budgets go wrong… Before you lock in your renovation numbers, walk the property with your subcontractors. Not just a quick walkthrough—a detailed one. Here’s what you need to focus on 👇 Ask questions about current building codes and how they impact your plan. What worked before might not pass today—and that difference costs money. Make sure you’re fully aligned on scope of work. Don’t assume they “get it”—walk room by room and spell it out. Clarify materials, finishes, and expectations upfront. Small misunderstandings here turn into big budget overruns later. Because once the project starts, changes don’t come cheap… The more clarity you create before the job starts, the more accurate (and protected) your budget will be #realestatetips #constructiontips #renovationplanning #realestatestrategy#budgetoverrun #contractorlife #investmenttips #realestateadvice by @kele_ooo
We recently just sold this property and heres one lesson you can take with you: put EVERYTHING in writing—and assign a dollar amount to it. Here’s what that means in real life 👇 If you’re doing a lease-back like we did, don’t rely on good intentions. Treat it like rent. Late move-out = daily penalty. Simple. Clear. Enforceable. Something like $100/day past the agreed date creates urgency and accountability. Without it? You’re stuck waiting… And every day you’re not starting your renovation is money being burned. Lesson: Protect your timeline the same way you protect your budget. #realestateinvesting #distressedseller #offmarketdeals #realestatetips #investorlife#houstonrealestate #texasrealestate by @kele_ooo
Final numbers on the Oak Forrest fix and flip: Purchase: $175,000 Rehab: $128,000 Sale: $290,000 This one was a learning experience for sure with Houston permitting process, managing new sub contractors and most of all, sticking to your numbers. Yes, this was a loss on paper with holding costs and spending over a YEAR on the market, but lots of lessons learned. Stay tuned for a breakdown of everything that we did wrong so maybe you don't make the same mistakes! On to the next. #realstateinvesting #fixandflip #homebuyers #houston #garbagetogold by @kele_ooo
