RAIN, RAIN, GO AWAY? NOT WHEN THE VIEWS ARE THIS GOOD. 🌧️🥂

A rainy weekend in Orange County. Back-to-back open houses. Dramatic skies. And a front-row seat to some pretty spectacular views.

Turns out, Mother Nature understood the assignment. ✨

Because when you’re showcasing a penthouse this extraordinary, even a little rain becomes part of the magic.

The atmosphere? Incredible.
The views? Ridiculous.
The lifestyle? Anything but ordinary.

And the response? MULTIPLE OFFERS & OFFICIALLY IN ESCROW! 🔥

There’s something undeniably special about a home that offers an entirely different perspective on Orange County living. Sky-high views, unforgettable sunsets, architectural personality, and that rare feeling of being tucked away above it all while still connected to everything.

Not your everyday property. Not your everyday lifestyle. And certainly not your everyday Orange County real estate.

Properties like this don’t come along often. And when they do, the right buyers recognize that they’re purchasing so much more than square footage.

They’re buying the experience.

Congratulations to our sellers! 🎉 We’re thrilled to be one step closer to handing over the keys to this little slice of elevated living.

Some homes simply have a view. Others change your entire point of view. 🥂

Concrete. Glass. Sky. And just enough trouble.

Penthouse West doesn’t flirt with ordinary. It leaves it downstairs.

Floating above Downtown Santa Ana, this rare 3-bedroom, 3-full-bath penthouse is equal parts private residence, rooftop retreat and very well-dressed urban escape. Polished concrete floors, walls of glass and an insane panorama give it an edge that feels more downtown loft than Orange County condo — except here you also get palm trees, ridiculous sunsets and outdoor living most lofts could only dream about.

And the view?

It’s absolutely insane.

California blue by day. Pink, orange and violet at sunset. A sea of city lights after dark. And when the fireworks start? Angel Stadium and displays across the surrounding cities light up the horizon. Multiple shows. One private viewing deck. No folding chairs. No parking lots. No traffic jam home.

Inside, the open kitchen, living and dining spaces are made for entertaining. Then there’s the glass-enclosed sunroom — part conservatory, part cocktail lounge, part “I have no idea what to call this, but I absolutely need one.”

And outside?

The expansive patio spaces were just redone — and are even better than pictured — creating actual outdoor rooms for dining, grilling, lounging, gathering around the fire and watching the city move below you.

String lights on. Firepit going. Sunset rolling in.

This is a lifestyle decision.

And somehow, all that swagger comes with practicality: 3 bedrooms, 3 full baths, 2 dedicated parking spaces, storage — and the HOA covers ALL utilities.

One HOA. All utilities. Fewer bills. More living. Because life already has enough subscriptions.

Downstairs, you’re roughly a 10-minute walk from some of Downtown Santa Ana’s best restaurants, coffee shops, cocktail bars and neighborhood watering holes. About 10 minutes to OCVIBE and Honda Center. Approximately 19 minutes to Newport Beach. Roughly 40 minutes to SoFi. And the 5, 55, 22, 405, 91 and 605?

A little industrial. A little glamorous. A little irreverent. Hard to duplicate.

Some deals close at a desk. This one we swung into.

17881 Arbolada is officially went into ESCROW after the first weekend of open houses, and no, it wasn’t luck. It was a plan with good shoes on.

We marketed it like the mid-century treasure it is. We priced it as an invitation, not a dare. The open houses drew a crowd worthy of a premiere, and the offers came in so fast we briefly considered hiring a stenographer.

Then came the part nobody talks about: grabbing the popcorn 🍿 and resisting the urge to eat it. Because the magic isn’t in the waiting. It’s in the relentless follow-through, the thoughtful negotiating, and the nudging until every piece clicks into place.

The happy ending is a wonderful buyer who didn’t just like this house. They fell for it completely. Honestly, same.

Maximum exposure, a lot of hustle, and a healthy dose of whimsy. That’s our formula, and we’re sticking to it. 🧡

Wondering what your home could do with a little strategy and a lot of spotlight? Let’s talk. We’ll bring the popcorn.

I could watch this girl play all day. She’s only in her second year of volleyball, and she jumped right into high school ball and some really competitive club teams. Starting later isn’t easy, but she never backed down. She just kept showing up and working harder.

Every practice, every game, I get to watch her grow a little more. She gives it her whole heart every single time, and she never gives up, even on the tough days. I bet on you everyday!!!

The road ahead won’t always be easy, but I have no doubt she’ll keep rising to meet it. I’m so incredibly proud of you, sweet girl. Keep going. ❤️

Tonight I was baptized alongside my daughter and one of her dearest friends. 💙

To be her mom is one of the greatest gifts of my life. To watch her walk this path with her people — the ones who show up, who choose her, who make life fuller — there are no words.

Doing this together made it unforgettable.

Grateful doesn’t even begin to cover it. 🙏✨

Got a Mills Act Contract? Want One? Your Voice Is Needed — Right Now. We need YOU to stand up NOW!

Last November, the Orange City Council paused the Mills Act program to study its costs and impacts. This Tuesday, September 22nd, they’ll decide what comes next — and the stakes couldn’t be higher for historic homeowners and preservation advocates across the city.

Here’s what we know so far: contract holders just received notice that their annual program fee will jump from $100 to $728 — a 682% increase — effective immediately. What else is on the table? We don’t know yet. The City indicated that additional details would be released on September 17th. As of this morning, those details had not been posted.

That’s not a great sign.
What the Mills Act Actually Does for Homeowners

The Mills Act isn’t just a historic preservation tool — it’s one of the most powerful financial benefits available to owners of qualifying historic properties in California. Here’s what’s at stake:

	•	Significant property tax savings.
	•	Those savings are reinvested where they belong — into the home.
	•	It increases long-term value
	•	It’s transferable.
	•	Future homeowners benefit too

Showing up in person sends a message that no eComment can replicate. The Council needs to see faces — homeowners, neighbors, history lovers, anyone who has ever walked through Old Towne and felt something. Come ready to speak, or simply come ready to stand.

📍 Orange City Council Meeting
📅 Tuesday, September 22 | 6:00 PM
📍 300 East Chapman Avenue, Orange

Can’t attend in person? Submit a comment via eComment once the agenda is posted:

Note: Not all Council members review eComments before the meeting. In-person attendance is the single most effective way to make your voice heard.

The City of Orange is recognized across California for its remarkable concentration of intact historic homes. That didn’t happen by accident — it happened because people showed up, spoke up, and cared. Now it’s our turn.

Be there Tuesday. Check the link in our bio for full story and updates

We know the market. We know the contracts. We know how to negotiate, solve problems, market the hell out of a house and handle the 1,001 things that happen between “let’s sell” and “we closed.”

We also laugh a lot, say what everyone else is thinking, and have been known to make work entirely too much fun.

Turns out you can be really damn good at what you do without acting terribly important while doing it.

Smart. Strategic. Slightly inappropriate at times. Relentlessly hardworking. Great outcomes. You WIN.

Basically, if you want boring Realtors… we can probably refer you to someone. 😉

Some midcentury moderns have been “updated.” This one has been honored. Built by John Lyttle — one of Orange County’s most respected custom homebuilders, whose eye for midcentury modern design made him a quiet legend in the region — this single-level stunner is the one the architecture nerds have been waiting for. Tucked into a quiet cul-de-sac, it arrives with all its bones intact: original beams, clerestory windows positioned to draw natural light deep into the floor plan, a signature breeze-block screen at the entry, and original folding wood dividers that still do exactly what they were designed to do.
The kitchen was fully remodeled and just refreshed with a brand-new stainless refrigerator and dishwasher. The bathrooms were fully reimagined in 2021 — modern, functional, and finished with a high-end water filtration system. Out back, a private oasis awaits: a redwood privacy fence, a hot tub, a fire table, and mature landscaping that earns its keep — including a Hass avocado and citrus trees heavy with key lime, grapefruit, and lemon. Overhead, owned solar (2022) paired with an upgraded electrical panel keeps the bills honest, and a heating and AC system means comfort is never a question.
Sitting between the charming streets of Old Town Tustin and the historic magic of Old Towne Orange, this home puts you at the center of everything that makes this corner of Orange County so special. Tustin Marketplace, The District, Trader Joe’s, Sprouts, boutique shopping, and some of OC’s best dining are all within minutes. You’re also a quick 15 minutes from OCVibe, the exciting new entertainment district rising around the Honda Center — home to Ducks games and year-round concerts. Stroll the tree-lined blocks of Old Town Tustin, spend a Sunday antiquing and brunching through Old Towne Orange’s iconic plaza. Hiking trails and golf are close by, every major OC freeway is a quick hop, top-rated schools are nearby, and the beach is just about 20 minutes away. This is the kind of address that makes daily life feel like an upgrade.
