One of my favorite things about this Nashville coffee truck is that you can grab your coffee and take a stroll through Germantown. With fall here, it’s the perfect way to enjoy the changing leaves, beautiful tree-lined streets, and Germantown’s charming neighborhood vibes.

How do you avoid a $12K mistake when buying new construction?

My clients learned the hard way.

They initially decided to purchase a new construction home without their own representation, so they were relying on the builder’s sales agent to guide them through the process.

They went under contract on a home they believed they could afford.

Then they realized the numbers didn’t actually work.

They were using an outside lender and weren’t taking advantage of the builder’s preferred lender incentives that could have helped make the purchase more affordable. Once they were under contract, they realized their monthly payment wasn’t financially comfortable for them. They ultimately walked away and lost $12K in earnest money.

Then they hired me.

Instead of settling for another home, we went back to the drawing board. We found a floor plan that fit their family better, a larger lot where their kids could play, and a home with stronger resale potential.

We also broke down the upgrades, analyzed the market, and negotiated based on what the home was actually going to be worth.

The result? They went from losing $12K on a home that didn’t work… to getting $50K in total off the list price & closing incentives on a home that did.

That’s the transformation good representation can create.

Not just a better deal, a better decision.
