Kiama Studio // Uni Piers

The Uni piers are in, and the subfloor framing is going on next. We really enjoyed using the @unipieraustralia adjustable series.

It’s not the most glamorous part of a build, but probably the most important. Time spent planning out the entire build is what makes the rest of the job run smoothly.
Follow along as this Kiama studio comes together, one stage at a time.

Custom Ply Bunks // Hyams Beach

This idea was pitched to us by Asia @logan.brae.collection and the idea was to create a space that sleeps but also entertains. She also requested some pop up tables for lamps, styling and accessories.

We had no plans or specs to work off so we got creative!

We decided it would be a complete waste of space to close off these without using them for storage. So we used some piano hinges to get the result. We also allowed for enough space so you could stand up the mattresses against the wall, without them falling over and getting super annoying when taking bedding in and out. Tommy had a great idea to drill the holes out in the plywood tops to help with ventilation and also helps when lifting the plywood top, as there are many holes to use as handles. Finished off with some gas struts for safety of finger jamming and some foam tape to keep the noise down.

We worked out the pop up section against the wall where the tv was and it was awkwardly spaced so suggested to do a TV cabinet/nook cabinet. We worked even set out and even checked to see if the space worked for some IKEA cane storage boxes, worked perfectly.

Finished off with some oat stain from @cockyspainting and there we have it.

What an awesome idea, such a clever way to create a space that not only brings people together, but sleeps as well.

Golden hour, Hyams Beach //
Late afternoon light hits different when you've built for it. This outdoor entertaining space came together with a timber-clad Stoked plunge tub, @ekodeck_ screening, and Spotted Gum hardwood decking, designed to catch the last sun of the day.

The first thing you used to see when you opened the door was the toilet. 😅 That had to change.

We didn’t completely change the layout. The shower stayed where it was, and so did the vanity. But by removing the tiny bath, we were able to move the toilet into that space, instantly making the room feel so much more open.

We were lucky the bath was already there, which meant the plumbing was in the right spot. With the house built on a solid concrete slab, moving plumbing across the room would have been a much bigger (and much more expensive) job.

The marble checkerboard tiles from @zia_tile became the hero, paired with terrazzo floors, spotted gum cabinetry and aged brass to bring warmth and character.

Hyams Beach // Main Bathroom

Sorry in advance… I can’t resist a good before and after.
If that’s not your thing, now might be your cue to exit 😂

I loved creating this extra space downstairs. It was a bit of a forgotten area and now it’s become one of my favourite spaces in the house.

The ply couch/beds were built by Sam from Keneco Build and honestly he brought my vision to life perfectly. It’s now the best spot for movie nights, and extra guests staying over.

The coolest part? The ply beds lift up and hide all the extra linen underneath. Functional and fun. Love it! #reno taken in Hyams Beach by @kenecobuild

Weekly recap //

Finally removed all the timber hoarding at Kalang ave and got the sliders back in, now all painted inside and ready for render. Not far to go on this one!

We also installed a new front entry in Elanora just around the corner. This one was a @parkwooddoors front entry, with a @hanlonwindows door frame and highlight window. Come up beautifully in the end.

Kalang Ave //

Progressing really well at Kalang. If you haven’t seen on my stories there was a water damaged LVL, causing the whole sliding door to sag. Funnily enough the tiles didn’t budge at all as the bed has steel in it, so it supported itself as the flooring and joists sagged.

This LVL was easily the biggest I have seen, a 600x85 LVL at 5.1m long. Seemed ridiculous to put in a beam of this size, at this location of the house. I was pretty surprised to see this shear size of it haha. It was super heavy too even with the decay. We replaced it with a Galvanised Steel 250 PFC.

We have now re supported the flooring loads to the new beam, re sheeted the damaged floors and now have waterproofing done.

We got the old door units fully re-serviced and with new track felts etc. Aluminium trays have been dry fitted and we will install next week ready for the sliders.

Final days at Hyams!

Building these custom lounge beds, we are using 18mm Birch Ply for these and they look amazing. The sheets have such a nice feel to them, and make the space feel really cool.

Pumping along to the finish line, finished the kitchen, deck is almost finished and nearly finished balustrade!

Huge shoutout to Tommy and Darcy for their help, and expertise. So grateful for the help.

Getting very close to finishing, cant wait to see it all come together!
