If you’re planning to buy or sell a condo, there’s a rule change that could affect the financing. πŸ˜“ On August 3rd, Fannie Mae and Freddie Mac has eliminated β€œLimited Reviews”. ❌ Prior to this date, if you put 10% or more down on a condo, the lender could skip a β€œfull review” of the HOA’s finances. 🏘️ Now, almost every condo regardless of your down payment, gets a full review. πŸ”Ž That means the lender is going to scrutinize the HOA’s reserves, insurance, and overall finances. πŸ“Š HOAs need to have 15% of their annual budget in reserves, up from 10%. 😬 Additionally, there’s now a $50,000 cap on the HOA’s insurance deductible.
