Buying a home may take less out of pocket than you think 👀🏡 With a 3.5% down payment, a starting estimate is around 6–7% of the sales price TOTAL, including your down payment + closing costs & prepaids. And with today’s buyer-friendly market, there’s room to negotiate 👏🏽 With the right Realtor, we can negotiate for the seller or builder to cover some of your closing costs & prepaids, potentially reducing what you need out of pocket! A few expenses to prepare for along the way: 🔑 Earnest money: typically 1%, credited toward your total at closing! 🔑 Option fee: $200–$500 🔑 Inspection: $450–$650 🔑 Appraisal: $550–$750 🔑 Survey, if needed: $550–$750; who pays is negotiable! Some expenses are paid before closing, so you’ll want funds available along the way. Earnest money goes toward your total, and you should budget separately for inspections. Buying a duplex? Inspection and appraisal costs may be a little higher. Your actual numbers depend on your loan and property, and assistance programs may also be available if you qualify.
