🔊: I’m officially a REALTOR®!

Some context: I spent the majority of 2023 asking myself some tough questions; mainly why I was unhappy and what I wanted the next chapter of life to look like.

From the time I immigrated to the US at 6, the emphasis has been getting an education and finding a job to support myself. I have the degrees + job/career and the ability to live independently. It’s the American dream right?!

Last year, I received what I now believe was a gift although at the time I would have described it as one of the worst times of my adult life. I was going THROUGH IT as I began asking myself questions I didn’t know the answers to, constant doubts and second guessing— basically tears on tears on tears [I hide sadness well]. The “gift” was the realization itself. I understand this is a tale as old as time and nothing new for many but it was completely new for me. Imagine following a “formula” for happiness only to find out you’re still miserable. Meltdown🫠

Here’s the answers I DID find:
1. EVERYONE has a God-given purpose. A relationship with him is invaluable and necessary in order to find it.
2. I’m a control freak and malfunction when there is unknown. I’m a work in progress.
3. Isolation isn’t the remedy. We all need community and a shoulder or two to cry on. A special thank you to the shoulders I had (you know who you are 🤗).
4. It’s time for a change and intentional exploration is OK!

So, allow me to reintroduce myself! The unknown is terrifying however, I’m more excited to learn and share what I can in the hopes of helping anyone else on their journey (whether it be purpose, purchasing/investing, and anything in between). by @khay_bey

I was reading a devotional recently and this stuck with me:

“The ant doesn’t wait for winter to start preparing.”

The essence of this verse has been recycled time and time again. But as I thought about the intention of Game Night, it rings so loud.

These evenings are not for the prepared. They’re for the unprepared. More importantly, they’re for the ants; the ones who may not be ready NOW but recognize the importance of preparing BEFORE the moment comes.

23 didn’t become the greatest by showing up on the court and starting to plan when it was time. He prepared. He started before the big moment came.

That’s what July 23 is about.

Buy or Bye? Game Night is homebuyer education disguised as a game. Real scenarios. Real debate. No pressure, no jargon, no sales pitch.

Come unprepared. Leave dangerous.

Last week I attended @bolstrealestate Top Producers Conference in Asheville. A year ago, I couldn’t have imagined being in that room + the invitation alone is a blessing.

There were two rules: no talking about your business, and no talking about the market.

Transparently, I can get so singularly focused on the work in front of me. The to dos, the appointments, the things that need to get done. So how interesting that my favorite part of the whole experience was when all of that was off the table. I got to learn, laugh, eat, and chat with the people behind the transactions.

Stay curious. Ask questions. Go beyond the surface.

It’s interesting how stepping away from business reinforced how to do it well.

I’m so grateful to have been in a room full of people who care deeply about what they do. I could feel it. And I’m even more grateful for the reminder.

SOLD. SWEET. SOLD.

My client inherited this home with the plan to renovate it, put it on the market, and sell.

But before putting another $60K into the property, I suggested we pause and run the numbers.

We looked at the work already done, what was still needed, the comps, the potential sale price, carrying costs, etc.

And… the numbers told us another story.

So we changed course, sold it off-market and as-is, with my client walking with a higher net than the renovation + listing scenario.

This is why I’m big on strategy!

The goal isn’t always “How do we sell this for the most?”
Sometimes it’s “What puts the most money in your pocket?”

Fine. Wine.

When we first met, my client was renting and just wasn’t quite there yet. We stayed in touch, and this year, they got pre-approved.

Their income doesn’t look like the traditional 9–5, so we found a loan program that worked for their situation.

Then we found this 1950’s oldy but goody; still full of charm, but with a few things that needed some love.

Negotiated $10K toward closing costs, nearly $10K in electrical upgrades, and almost $5K for a crawlspace vapor barrier.

And now? We have homeowner! 🥹

This sale is a reminder: Don’t count yourself out just because your path doesn’t look traditional or because you’re not ready today.

Because I feel like this gets confused a lot when we’re talking about buying a home.

Listen, I get it especially when you’re making such a large financial decision; suddenly everything feels like it needs to be exactly right.

But knowing what you want versus what you actually need? That distinction matters.

This is a part of real estate you don’t always see.

Finding the property is one thing. Knowing what to question, what to verify, and when to slow down? That’s where the value is.

Especially with condos and townhomes, HOA documents can be lengthy and confusing, but they deserve more than a quick glance.

And you don’t have to figure it all out on your own. I’m here to help you understand what you’re actually buying; not just help you get to the closing table.

What do you get when you put a pilot, a PhD, and a Realtor in one car? A team that doesn’t quit!

We spent a whole weekend touring homes that just weren’t it. Then we found this gem tucked into one of Stone Mountain’s most charming neighborhoods.

We offered. We lost. But when the winning offer fell through, guess who was standing right there?

I’ve said this before, and this situation is added confirmation; what’s for you will NEVER pass you by. But here’s the practical side of that: we stayed in position. A backup offer isn’t desperation, it’s strategy.
