COULD TORONTO LUXURY REAL ESTATE LOOK CHEAPER TO FOREIGN BUYERS IN 2027?
There is a scenario worth watching.
Under current federal law, Canada’s prohibition on certain residential purchases by many non-Canadians is scheduled to end January 1, 2027 unless it is extended or changed again.
Now add currency.
The Canadian dollar was recently around 72-73 U.S. cents.
For someone holding U.S. dollars, a Canadian property can look less expensive when the loonie is weaker.
That does NOT mean foreign buyers will suddenly flood Toronto luxury real estate.
Ontario currently has a separate 25% Non-Resident Speculation Tax for many foreign residential purchasers. Federal rules can also change again. Interest rates, global wealth and the actual attractiveness of a property still matter.
But the combination is worth monitoring:
- Possible federal rule change
- Currency advantage for U.S.-dollar wealth
- Luxury inventory
- Global high-net-worth liquidity

WHAT IS THE CANADIAN DOLLAR TELLING US ABOUT REAL ESTATE?
Most people watch the loonie before travelling. Real estate investors and luxury homeowners should watch it too.
Canada’s July merchandise trade surplus dropped from C$4.2 billion to C$769 million. Exports to the U.S. fell 6.6%. On September 3, the Canadian dollar was trading around 72.51 U.S. cents.
Why can that matter to real estate?
1. IMPORTED COSTS
A lower Canadian dollar can make imported appliances, stone, fixtures, mechanical equipment and some construction inputs more expensive.
2. INFLATION
More expensive imports can add to inflation pressure, which can influence the interest-rate outlook.
3. CROSS-BORDER PURCHASING POWER
A Canadian asset can look less expensive when measured in U.S. dollars. For housing, actual demand still depends on federal rules, Ontario taxes, eligibility and market conditions.
The loonie does not predict Toronto home prices. It changes parts of the economic environment around them.
