Hey Y’all! …Trails End Stables (the Kingwood barn at Deer Ridge Park off Woodland Hills (by the baseball fields) is having their annual Boo at the Barn Saturday Oct 24 from 5-7. It’s a free event and always so much fun. Dress up the kids (or don’t, no pressure here!) and come see the horse costume contest, play some games and pet some pretty ponies. Your new house was cleaned for the photos. Not for you.

Sellers clean what buyers can see. Counters, floors, the front of the fridge.

Nobody scrubs the parts nobody looks at. That is exactly the stuff you are about to live with every day.

Refrigerator water filter. It has a date printed on it. Swap it day one and run a few gallons through before anyone drinks a glass.

Garbage disposal. Ice cubes and a cut lemon, then flip up the rubber splash guard and scrub the underside. That is where the smell actually lives.

Range hood filter. It slides right out and goes in the dishwasher. Years of somebody else’s cooking grease sitting over your stove.

Bathroom exhaust fans. Pop the cover off and vacuum the dust off the blades.

Toilet seats. Don’t clean them. Replace them. All of them. It takes a screwdriver and about four minutes each.

Showerheads. Fill a bag with white vinegar, rubber band it on, leave it overnight.

Carpets. Steam clean before the furniture goes in, never after. Once the couch is in place it will not happen.

And rekey every lock. You have no idea how many copies of that key are floating around out there. Contractors, dog walkers, the last owner’s kid.

That is one Saturday of work.

And it is the difference between moving into your house and moving into somebody else’s house.

Anyone have a Hume Pod 2 ? Not sure I really WANT to know all that but feeling at this age I NEED to know all that. I’m already obsessive with my Oura ring determining how my day is going to go based on my sleep score. Lol. ….I guess this is my next step. But do they work? Anyone compare it with a Dexa ? by @kim.fazzino

🍂 THINGS TO KNOW ABOUT LIVING IN HOUSTON DURING “PRETEND FALL” 🍂

It’s October, y’all. Which means Houston has officially entered Pretend Fall and it’s time for me to post my obligatory Fall photo of Olivia (which she hates every year, by the way. So even more reason to post it!)

So here are some suggestions for this month for any newbies:

🎃 Buy the pumpkins. Just know they will bake on your front porch. I mean melt and get gross in 2 days.

👢 Wear the boots. Regret the boots by 11:30 AM. Keep flip flops in the car.

☕ Order the pumpkin spice latte. Make it iced.

🍁 Take the cute fall family pictures. Everyone will be sweating. And fighting.

❄️ A cold front means it’s 68° for approximately 14 minutes. And everyone will be freaking out.

🦟 The mosquitoes have NOT been informed that summer is over. Ask my poor horses right now! Bites everywhere!

🌡️ Check the weather before getting dressed. Then check it again 20 minutes later.

🏡 Decorate your porch like you live in Vermont while your AC is running at 72°.

And whatever you do… DO NOT put away your summer clothes.

Because Houston Fall isn’t really a season.

Flashback to Playgroup 2002! 🥹🏡

Yes, you read that right—almost 25 years ago, one of my besties lived in this Bear Branch beauty, and it was one of our favorite playgroup houses!

Picture a house full of little boys running everywhere, playing with 🚒 Rescue Heroes, 🚂 Thomas the Tank Engine, and 🧱 Legos. The boys sporting their latest Gymboree outfits. 😂❤️ So many sweet memories were made inside these walls.

Now flash forward to today… and my precious buyers just closed on this very home—with two little boys under 4 and another baby on the way! 💙

There’s something so special about watching a home that holds so many memories from one season of life become the place where another young family will make theirs.

Full-circle moments like this are one of my favorite parts of real estate. 🏡❤️

Congratulations to this sweet family—I have a feeling this house is about to hear a whole lot of little-boy laughter again! 💙 by @kim.fazzino
