For the last ten years, we have been working with overlooked, underused buildings and those considered easier to replace.

That work became projects. Then research. Then conversations. And now, a book.

MAKING USE brings together KOGAA’s approach to existing buildings. Written by @t_kozelsky and based on his PhD research, it features contributions from architecture, cities, development, art and circular economy.

Edited by @heckovam and @adela_krasa_vaculikova , designed by @studio_kosatko and published by @mezimesto .

We’re launching the book during @designblok_prague , while opening our new Prague studio.

@smeralartfactory is now open and in full operation with a second exhibition already on.

The former production storage hall on the banks of the Svitava is once again in use, this time for exhibitions, events and cultural programming.

Our approach was to work with what was already there. The steel structure, ventilation ducts, lighting and industrial traces were kept and adapted, with new interventions limited to what was needed to make the hall work as a gallery.

The experience starts by the river, passing Brno’s first legal graffiti wall and moving through the industrial complex before reaching the white exhibition space inside.

After decades closed to the public, the complex now has a new entrance directly from the riverside cycling path.

Another example of Making Use: finding new purpose in what already exists.

What does a clinic designed around longevity look like?

HX Clinic brings together the precision of healthcare, the comfort of hospitality and the openness of the contemporary workplace.

A highly technical medical environment is shaped through transparency, warm timber, ceramic surfaces, colour and soft geometries. Spaces shift between openness and privacy, while curved lines guide movement through the clinic and give rhythm to the different moments of care.

A new environment designed around care, longevity and the human experience.

This week, people stopped.
They stopped on their bike ride home. They stopped for a coffee. They stopped to look at art. They stopped to meet friends.
For the first time in a long while, a small piece of the ŠMERAL riverfront became a destination rather than a shortcut.
The opening of @smeralartfactory and its first exhibition is only a small intervention within a much larger industrial site. But seeing the gallery, the café and the riverfront filled with people over the past two evenings was a reminder that city-making often starts with simple things: opening a door, creating a reason to stay and giving existing places a new use.

Yesterday we opened the former fire station, Hasička in @mestomikulov to the public.

A shared reading of the building in its current state. On site, with the city and visitors, discussing what is there and what could come next.

The building sits just off the main square, in a position that connects everyday life with tourism and local activity, yet today it remains underused and in poor technical condition.

The intention is to bring it back into use through a mix of working, cultural and community functions — coworking, studios, workshops, and spaces for smaller events. Not a single program, but a framework that can evolve over time.

This Friday, @smeralartfactory opens to the public.

Located on the banks of the Svitava River, the project transforms a former industrial hall into a new platform for exhibitions, events and contemporary urban culture.

More importantly, it marks a new relationship between the city and a site that has shaped Brno for generations.

Rather than reinventing the building, we worked with what was already there. The existing steel structure remains, original industrial light fixtures were restored, and new roof openings bring diffused daylight into the space. Outside, over the existing street art wall, and new public-facing entrance begin to open the site towards the riverfront and the city.

Our office is a three-dimensional business card, a spatial expression of our values. We designed not just where we work, but how we think. In Brno, we reused what existed.
Left walls layered. Opened the space to create flow of movement, of ideas. Transforming what was an unwanted corner space into a spot for city making culture and ideas.

With the opening of our Prague office, we continue this approach. A ramp that doesn’t maximise square metres,
but creates a spatial quality no new build would allow.

HX Clinic — Architecture for Medicine 3.0

HX Clinic rethinks the healthcare interior as a new clinical typology, borrowing precision from healthcare, comfort from hospitality and openness from the contemporary workplace. Conceived as an environment for longevity rather than a setting defined by illness, the project transforms a highly technical medical program into one coherent spatial landscape for diagnosis, therapy and everyday care.

Curved translucent partitions, warm materiality and integrated technical systems shape an architecture that feels calm, adaptive and deeply human.

Presented this week at SHIFTS 2026 and now live on our website.

Jabloneček získal ocenění Shapes of 2025 v kategorii Udržitelnost. @shapescz

V prvním ročníku cen, které propojují architekturu, development, design i umění, byl náš projekt oceněn za přístup, který jde za hranici samotné stavby.

Jabloneček není development, který přichází do krajiny něco vzít. Je to snaha stát se její součástí. Revitalizace údolí, návrat života do místa s hlubokou historií a hledání rovnováhy mezi architekturou a přírodou. Od znovuvyužití materiálů přes práci s krajinou až po citlivé zasazení jednotlivých staveb, každý náš krok je veden respektem.

Za projektem stojí silná generace architektů a tvůrců: @chybikkristof, @mjolk_architekti, @kogaa_studio, @formafatal, @atelierpartero, @so_concrete

Ocenění 26. března 2026 v Clam–Gallasově paláci v Praze převzali Michal Bobošík (Development Director) a Hana Samuelová (Business & Marketing Lead) společně se zástupci architektonických studií.

Tohle ocenění bereme jako potvrzení, že cesta, kterou jsme si vybrali, dává smysl. A že architektura může být víc než jen stavba. Může to být způsob, jak znovu definovat vztah mezi člověkem a krajinou.

An old quarry that becomes a destination.

Set within a former extraction site in Branná, this aparthotel is shaped by the logic of the quarry — carved volumes, softened edges, and spaces that grow from the rock.

The building follows the terrain, opening through arched loggias and deep balconies that frame stone, forest and snow.

At the heart of the project is a shared ground: a spa embedded in stone, indoor–outdoor pools, spaces for events and gathering, generous kids areas and courtyards shaped around existing boulders.

From extraction to experience. From quarry to sanctuary.
