My first open house did not have a huge turnout, so why am I smiling this hard? 🏡✨ Because I broke a barrier. Hosting this open house pushed me beyond planning and preparing. It placed me actively in the field and unlocked an entirely new action plan for my real estate business. I learned the neighborhood, discovered new ways to bring people through the door, dove deeper into Lofty CRM, and sharpened the tools I will use to follow up and grow. My brand manager, also known as my husband who accepted this position without being asked 😂, handled the light bites rollout. My family captured my content, and my village poured so much encouragement into me. Their support reminded me that I am exactly where I am supposed to be. Next time, I am leveling up with: 🏡 Door hangers throughout the neighborhood 🏡 Outreach to nearby businesses 🏡 More intentional open house signage 🏡 Stronger neighborhood-focused promotion Social media is important, but directly connecting with the community surrounding the open house is just as significant. For those who could not attend, here is a recap of the interior. This Fayetteville property is truly a gem, offering four bedrooms, three bathrooms, 2.4 acres, a peaceful setting, and access to Fayette County Public Schools. Buyers should verify individual school assignments directly with the district. Every open house will teach me something. Every experience will sharpen me. FLIP FRIDAY: Junior Showing Assistants Edition 🏚️🔨 This week’s investor tour was led by my sons, Christian Jagger and Cai Joon, acting as my official junior showing assistants. It’s time for these kids to start earning their Roblox dollars around here! 😂🎮 Christian and Cai helped show this Decatur property to a potential investor while I evaluated the renovation scope. This one is definitely not a cosmetic flip. It would require a full gut renovation with an estimated rehab budget of at least $150,000, pending inspections and contractor estimates. The anticipated work includes: • Complete removal of the paneled walls • New drywall installation • Carpet removal and new flooring • Updated fixtures and appliances • Complete fireplace buildout • Major landscaping and tree removal • Additional electrical, plumbing and structural work that may be uncovered during demolition Those paneled walls are one of my least favorite features because everything needs to come down. While studs are typically behind this type of paneling, the property would still require complete drywall installation and finishing. The good news? It’s a corner property with great potential. For an experienced investor or developer with the right capital, contractor relationships and patience, it could become something special. Decatur continues to present strong opportunities for investors and developers. We’re seeing vacant properties, sometimes multiple on the same block, priced from approximately $150,000 to $209,000. But the purchase price is only the beginning. You must evaluate the rehab scope, carrying costs, timeline and resale potential before calling it a deal. For this property, I would anticipate a six-to-nine-month renovation timeline before it could be placed back on the market. Three generations. One legacy of resilience. My grandmother built a life as an entrepreneur in Jamaica.
