Most people have no idea this is even possible. I recently helped my clients get into contract on a home where they’re assuming the seller’s 2.25% VA loan—and here’s the part that surprises almost everyone... My buyers aren’t veterans. While VA loans are only available to eligible veterans and service members when they’re originated, many VA loans can be assumed by qualified non-veteran buyers, subject to lender approval. That means if the seller has an ultra-low interest rate from a few years ago, a buyer may be able to take over that loan instead of getting a brand-new mortgage at today’s rates. Here’s what you should know: ✅ The buyer must qualify with the loan servicer. ✅ The buyer typically pays the difference between the purchase price and the remaining loan balance (or uses secondary financing). ✅ The seller should understand how their VA entitlement may be impacted if a non-veteran assumes the loan. ✅ Not every loan is assumable, but when it works, it can save buyers hundreds or even thousands of dollars every month.
