A record sale in my own neighborhood makes for a pretty good closing day

I was able to use the Bodyography makeup for the shoot. The lip, blush and the new 4 palette Silk Cream Foundation has Hualronic Acid and Roonios Tea for extra moisture- amazing for mature skin. The one everyone has been waiting for in Crabapple Crossroads!

Every market is different, and every market creates different opportunities.

For the past several years, sellers have had the upper hand. Homes were selling quickly, often with multiple offers and very little room for negotiation.

Today, we’re seeing a shift. Mortgage rates are higher, buyer activity has slowed, and that’s creating more opportunities for buyers than we’ve seen in quite some time.

If you’re in a position to purchase, you may be able to negotiate on price, ask for seller concessions, or secure a home that would have been much more competitive a few years ago.

The reality is that headlines don’t determine whether it’s the right time to buy or sell—your personal situation does. Your finances, your timeline, and your long-term goals will always matter more than trying to perfectly time the market.

I rarely post a food pic, but quick breakfast stop between client appointments at neighborhood gem Scottsdale Farms Garden Center definitely deserves a shout out! Adorable presentation of soft boiled eggs and a bit of sourdough plus bacon jam. Very happy girl right here! by @lara.dolan
