LASAI is negotiation intelligence—a second brain that helps agents reduce fear, identify blind spots and build leverage over their counterparty.
POSTS STORIES REELS TAGGED
Your buyer says, “I’m not signing anything just to see a house.”

Your next sentence can open the conversation. Or end it.

Launching into your value pitch skips a step: finding out what they’re resisting.

The fee?
The commitment?
An agreement nobody has explained?

Try this:

“It sounds like you’re being asked to commit before you’ve had a chance to decide whether we’re a good fit.”

Then pause. Let them respond.

“What concerns you most about signing?”

Their answer gives you something useful to address.

If they say, “I don’t want to get locked in,” try:

“Let’s walk through the services, fee, length of the agreement, and what it says about ending the relationship. Then we can discuss which terms you’re comfortable with.”

That’s the LASAI framework in practice:

→ Signal: Hear the hesitation.
→ Stakeholders: Ask whether anyone else needs to review it.
→ Story: Check your assumption. Hesitation doesn’t automatically mean they don’t value you.
→ Strategy: Address the concern they actually name.
→ Script: Acknowledge first. Ask next. Explain after.
→ Scan: “What still feels unresolved?”

A script can start the conversation. You still have to listen to the answer.

Save this before your next “Can’t you just show me the house?” text.

The buyer wants extend escrow another week. Your seller wants to say no and move on.

Both reactions make sense. Neither one is a strategy yet.

Before you counter, get two answers:
1. Why does the buyer need more time?
2. What would the delay actually change for your seller?

Ask the buyer’s agent what’s causing the delay, what’s still outstanding, and what supports the new date. Then ask your seller what another week costs them: money, moving plans, or confidence in the buyer.

Now you’re negotiating from facts instead of frustration, and your seller can make a decision they won’t regret.

Before you reply, ask LASAI. Bring the context, think through the options, and walk into the conversation calm.

High-stakes negotiations rarely fall apart because an agent “doesn’t know what to say.”

They fall apart because the reply comes too fast, the leverage isn’t clear, or the other side’s motivations haven’t been fully considered.

LASAI is built to help real estate professionals slow the moment down without slowing the deal down.

Read the situation.
Understand the people.
Identify the leverage.

Choose your language deliberately.
Because calm isn’t passive. It’s prepared.

LASAI — Negotiation intelligence for real estate professionals.

STOP answering a low offer with a number.

Most listing agents counter within the hour. It feels like control. It often spends the leverage your seller already has.

For the next low offer in real estate negotiation, do this instead:

1. Read the whole offer, not just the price.
2. Label what you hear.
3. Ask a calibrated question.
4. Trade. Never just give.

Save this for the next low offer. Send it to the agent who counters first.

Which step do you skip when the offer stings?

Most agents say at least three of these every week, and every one of them hands leverage to the other side of the table.

Splitting the difference. Telling the listing agent your buyer loves the house. Explaining your offer in three paragraphs. Saying yes to the first counter because the number works.

No. 4 is the one nobody wants to admit: telling your own client “they won’t take that” before the offer is even written.

Save this for your next counter. Tag the agent who needs it.

Be honest, which one did you say this week?

My client told me to counter at 2.5%. He said he was ready to walk. I took 2% anyway.

The sellers’ agent came back under the 2.5% written into my contract, and we went back and forth. I told him it wasn’t what I’d written or what we’d agreed to. He told me I was still making a lot of money, and that he’d take it if he were me.
I said I’d review it with my client.

My client didn’t hesitate. Counter at 2.5%, he said, and if they won’t take it, I’ll walk away and wait another year. He really wanted that house. He was willing to lose it anyway, which is about the strongest position anyone can bring to a negotiation.

I believed him. And I took the 2% counter anyway.

Nobody tricked me. Nobody buried anything in the paperwork. Fear and scarcity wrote a story in my head, and I let that story make the call, when the moment needed a little patience and one more counter at the number my client felt was fair.

Half a point. My client handed me his leverage, and I never let him use it.

That’s why I’m building LASAI. It doesn’t negotiate for you. It makes sure you walk into the call already knowing what your client has given you and what you’ll say when the other side leans on you.

Preparation is what keeps emotion from spending your client’s leverage.

Every agent has had one of these moments.

You write a careful offer, only to hear, “Let’s sleep on it.” A clean inspection somehow creates more anxiety. A thorough CMA loses to someone’s dad. A buyer wants to test the market with a massive lowball. A seller gets a dream offer and wonders whether the price was too low.

The temptation is to answer from frustration. But that’s exactly when patience becomes a negotiation skill.

LASAI.AI helps you slow the moment down, uncover the concern underneath the comment, and prepare thoughtful options before you respond. It doesn’t replace your judgment. It helps you use it with a clearer plan when the conversation gets difficult.

Before you reply, LASAI.

Save this for the next negotiation that tests your patience.

You know that moment when the inspection report comes in and your buyer says:
“I want the seller to fix everything.”

You’re looking at the same list thinking, “This could blow up the deal.”

But telling your buyer they’re being unreasonable isn’t the answer. Neither is sending over a giant repair request with no real strategy.

Instead, ask:
“If the seller says no, which of these issues would actually make you walk away?”

That usually brings the real concerns to the surface.

Maybe it’s a safety issue. Maybe it’s a major expense they can’t take on after closing. Or maybe it’s something they’d prefer fixed—but could live with.
Once you know what really matters, you have options.

A repair. A credit. A price adjustment. Or another solution that addresses the concern without turning the request into an ultimatum.
That’s what strong advocacy looks like.

Lasai helps agents think through the request, the language, and the available paths before responding. You still make the call.

Share this with a buyer’s agent before their next inspection negotiation.

Some negotiations stall before anyone says no.

We fill the silence with an assumption: they will never accept the timing, the credit, the repair limit, or the price. But an untested belief is not new information.

Replace the prediction with a useful question: “What would make this workable?”

What assumption are you carrying into your next negotiation?

LASAI can help agents surface assumptions and prepare better questions. It cannot read the other party’s motives or replace professional judgment.

The midpoint can feel fair because the math is simple. But a negotiation is rarely only about one number.

Before giving ground on price, attach the movement to something measurable: timing, inspection scope, deposit, possession, or another term that matters to your client.

A concession becomes more useful when it is part of a trade—not a reflex.
Which lever do you protect first: price, timing, or terms? Tell me below.

LASAI helps real estate agents think through the trade before they send the counter. It supports the agent’s judgment; it does not predict outcomes or replace professional advice.
