Selling an investment property can create a much bigger tax bill than most investors expect.

A 1031 exchange can potentially defer 100% of those capital gains taxes by rolling the proceeds into another investment property. But the rules, timing, and structure matter.

Trepp’s latest numbers show office delinquency at a record high, but industrial and IOS are barely blinking. Charlotte-area IOS vacancy is under 3%. That gap between distress and demand is where the plays are.

There’s a land grab happening around CLT, and most of the market hasn’t priced it in yet.

With airport land, FTZ expansion, interstate access, rail, and major logistics investment converging, the opportunity isn’t just in industrial buildings. It’s in the land underneath them.

I’m watching the parcels closest to interchanges, rail, and future infrastructure. That’s where the next wave may start.

Tesla robotaxis in Charlotte? 👀

Nothing has been officially announced, but the signs are getting interesting. Tesla activity is showing up around Charlotte while Waymo has already been testing driverless vehicles here.

The bigger story? The real estate underneath it.

Autonomous fleets need places to:

🚛 Stage and charge vehicles
🅿️ Park and maintain fleets
🌱 Build future fleet hubs near dense corridors

That could mean more demand for IOS, fleet yards, parking assets, and land long before the public realizes what’s happening.

Charlotte hosting a Super Bowl might sound like a headline for 2031.

But the more interesting story is what has to happen before the headline.

More hotels… More logistics... More staging and IOS. More pressure on land around Uptown, South End, and the stadium corridor.
